Position Purpose This safety‑sensitive position will assist the Maintenance Supervisor and Community Manager in performing necessary repairs and preventive maintenance throughout the entire property, including residential units, public spaces, outside grounds, and equipment. The maintenance technician will accompany pre‑designated office hours to ensure community operations run effectively.

Responsibilities

Property Appearance/Upkeep: Keep the property neat, clean, and well‑maintained, performing daily exterior and interior inspections.

Appliance Maintenance: Troubleshoot, diagnose, and correct minor failures in air conditioning and heating units; repair minor electrical and plumbing problems.

Make‑Ready: Bring units up to market‑ready condition in accordance with company standards, including occasional painting.

Laundry Room: Maintain laundry rooms to company guidelines.

Pool Maintenance (if applicable): Complete daily chemical inspections, maintenance, and cleaning to meet city codes and company standards.

Customer Service: Ensure the property meets and exceeds resident satisfaction standards and be available for on‑call emergencies (e.g., snow removal) as requested by the Community Manager.

Perform other duties as needed.

Position Requirements

Education:

High school diploma or GED required. Pool certification preferred; HVAC, boiler certifications also preferred.

Experience:

One year of maintenance experience in residential property.

Physical & Cognitive:

Frequent standing and walking, occasional sitting; ability to lift, push, pull, and carry up to 110 lbs; occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

Driver requirements (if job includes driving): Valid driver’s license and acceptable motor vehicle record.

Reliable transportation and ability to be insurable at standard rates.

Provide proof of personal auto liability insurance when using company vehicles.

To be hired, candidates must successfully complete a background investigation, drug screen, and a physical demand analysis when applicable.
