Summary of Responsibilities The Property Manager upholds Extell Management Services’ brand, reputation, image, and standards by effectively managing available property resources and services; and achieving residential operations objectives through the successful coordination among Resident Managers, Assistant Property Managers, and other employees of Extell-managed residential properties. The Property Manager is responsible for managing a portfolio of Class A luxury rental properties and sponsor rental units. This position assists the Vice President of Property Management with overseeing property management logistics and operations; and successfully delivers 5-star services to all residents and guests. As the Resident Manager directly reports to the Property Manager, the Property Manager is responsible for ensuring the effective day-to-day operations of the property; adherence to property rules and regulations; safety and security of the property’s residents, guests, and employees; and the satisfactory fulfillment of resident and guest needs on a timely basis. The Property Manager further ensures the fulfillment of employee training requirements, conducts building walk-throughs, participates in any building construction or project meetings, and maintains third‑party vendor relationships. In addition, the Property Manager provides input into the development of annual budget(s) for the properties comprising the assigned portfolio and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budgets, and working with other departments to address and resolve gaps in the financial performance of the portfolio. The Property Manager will also manage the process and oversight of rents, collections, delinquency, and occupancies as it pertains to the portfolio’s performance. The Property Manager is further responsible for completing various human resources, financial, administrative, and other reports and analyses; and performing other duties as assigned or as necessary.

Qualifications Ideal candidates for the Property Manager position hold a bachelor's degree from an accredited university or college; a minimum of three (4) years of property management or development experience within a luxury residential rental, mixed-use building and/or portfolio; and experience with affordable and 421(a) program leasing and compliance requirements. A Certified Manager of Community Associations (CMCA) designation or similar would be beneficial. The ideal candidate is a proven leader who develops their teams as a high priority, enthusiastically connects with residents and is highly experienced with working closely with Ownership groups. This position requires financial and business acumen; and an effective ability to self-direct within a fast-paced environment. This position further requires effective leadership, client service, professional presentation, communication (verbal and written), active listening, judgement, problem-solving, decision-making, organizational and time-management skills. This position requires a strong attentiveness to detail; an effective ability to perform under pressure to include the ability to prioritize and multi-task when presented with competing demands; and an effective ability to quickly assess and promptly respond to various situations, elevate issues when necessary, and exercise the utmost discretion and confidentiality on various matters. Ideal candidates successfully work both independently and within a team. This position requires the ability to work a flexible schedule, inclusive of weekends and holidays as needed. Prior experience in MS Office (Excel, Word, Outlook) and applicable industry programs is required. A strong knowledge of New York City neighborhoods, venues and other attractions is desirable.

Compensation & Benefits

Annualized Salary + Discretionary Bonus: $125,000 - $150,000
