Location:

Compensation:

$23-28 Per Hour (Based on experience)

Position Summary

As an HVAC Maintenance Technician in one of our affordable housing communities, you’ll take the lead on servicing, maintaining, and repairing heating, ventilation, and air conditioning systems across the property. Your work will directly impact resident comfort, energy efficiency, and overall property performance. Essential Functions

HVAC‑Focused Responsibilities

Diagnose, repair, and maintain heating, ventilation, and air conditioning systems, including compressors, condensers, refrigerant lines, thermostats, coils, and air handlers

Conduct seasonal inspections, filter replacements, and system calibrations to maintain energy efficiency and peak performance

Access rooftop units, attics, and tight mechanical spaces to complete HVAC‑related service tasks safely and thoroughly

Maintain HVAC tools and parts inventory, ensuring readiness for urgent repair needs

Ensure all HVAC work is performed in compliance with industry regulations and safety standards

General Maintenance & Repairs

Perform general maintenance tasks including plumbing, electrical, appliance repair, and carpentry

Respond to resident work orders promptly, providing courteous and timely service

Replace/install fixtures such as faucets, outlets, locks, lightbulbs, and cabinets

Provide exceptional customer service and maintain positive resident relationships

Accurately manage work orders by closing, editing, and documenting service details in the property management system

Preventative Maintenance

Conduct regular inspections of all building systems

Complete scheduled maintenance to prevent system failures

Identify and report safety hazards or issues to the Maintenance Supervisor or Property Manager

Common Area & Unit Maintenance

Prepare vacant units for new residents with HVAC testing and full system functionality checks

Maintain common areas and grounds for safety and cleanliness

Safety & Compliance

Follow OSHA safety protocols and company procedures

Use small hand tools, gas‑powered tools, blowers, ladders, power washers, and cleaning equipment as required

Remain observant for any hazards that could pose risk to residents, staff, or the public

Perform after‑hours emergency on‑call coverage as scheduled

Maintain a service‑first, professional approach in all resident and vendor interactions

Must have reliable transportation to report to work and respond to on‑call emergencies

Qualifications

Education & Experience

High school diploma or equivalent required

Minimum 2 years of HVAC‑related maintenance experience

Experience in multifamily or affordable housing environments is preferred

Certifications

HVAC Certification required

EPA Certification for refrigerant handling required

Skills & Competencies

Strong technical knowledge of HVAC systems, diagnostics, and repairs

Ability to work independently and prioritize multiple tasks

Familiarity with property management software for documenting work orders

Excellent communication, time management, and interpersonal skills

Work Environment & Physical Requirements

Climb ladders and access rooftops, attics, and confined spaces to service HVAC equipment

Be exposed to frequent activity that requires standing, bending, crouching, lifting (up to 50 lbs.), and walking

Use small tools and perform repetitive hand/wrist movements for system repairs

Wear appropriate PPE including gloves, masks, goggles, etc.

Operate safely in all weather conditions and environments, including heat, cold, rain, and damp areas

Minimize risks through adherence to safety training and SDS protocols

Maintain excellent punctuality and attendance
