SET THE COURSE This position is responsible for new build and renovation of brick and mortar projects from concept to construction. The Design Project Manager works closely with retail, restaurant and Marlin Bar teams and other internal partners, including finance and construction, to drive the design process, track budgets and manage the calendar, key vendors and architects to meet deadlines and complete all deliverables related to each project.

BE THE ISLAND GUIDE

Manage new and remodel store design and development projects, collaborating with internal and external partners, including:

Retail, Restaurant and Marlin Bar operations partners

Visual Merchandising/Merchants

IT and Security

Finance

Leasing/Brokers/Developers & Landlords

Construction

External Consultants

Architect

Drive and guide the design process from concept to construction start

Schematic Design

Initiate space plans/test fits to determine feasibility for each location by adapting prototype for each business category’s physical requirements in compliance with building/safety code guidelines

Initiate 3D façade studies, exterior studies for bar and patio impact with regards to layout, function, and guest experience

Develop conceptual design direction that meets TB brand standards and maximizes the guest experience

Design Development

Manage external architects on all aspects of the project to meet Design Development Calendar process and due dates

Continue development of approved drawings with buy in from retail, restaurant, and Marlin Bar management

Review all drawings on a timely basis to ensure deadlines and deliverables meet the Design Development Calendar phases and due dates

Oversee and manage the materials & finishes review and selection processes

Coordinate FF&E sourcing and research with Director of Design as necessary

Partner with TB Construction & external Construction Services to ensure sourcing/selection of products/materials & finishes meet design criteria and brand standards

Project Management

Develop, oversee and manage the project calendar and budget/expenses to ensure projects are completed on time and on budget

Partner with the Construction team to deliver DD and CD sets on a timely basis and to work with the architect to obtain all necessary permits

Partner with Construction team on the build out and execution of design during the construction phase

Site visits as necessary

Weekly project reviews/conference calls

Address and resolve site challenges/issues timely and cost effectively

Review and assess Change Orders

Manage within project budget

Assist in negotiation and obtaining approvals from Developers/Landlords

Review and edit Work Letters, Exhibit Cs and any other related documents/reviews

Perform other duties as needed to help support the overall business

ESSENTIALS FOR LIFE IN PARADISE

Bachelor’s degree preferred

Generally, 6+ years of relevant experience.

Must be proficient in Microsoft Office and Adobe Suites, highly efficient in AutoCAD and 3D rendering programs (i.e. SketchUp) and hand-sketching

Ability to execute multiple designs under tight deadlines, meet deadlines and work independently

Must be organized, have excellent oral/written communication, presentation skills and a high standard for details of design issues

Competency in developing partnerships, collaborating and managing outward needs, & expectations

Solid budget management experience

Familiarity with regards to construction documents and current working knowledge of building & health codes and compliance issues

Ability to manage outside architectural, MEP and other design consultants

Ability to manage design team, provide direction, education and insight to design development

Current knowledge of industry trends in retail store and restaurant design

Demonstrated 3D visualization ability and working knowledge of color and design principles

Ability to balance design, with operational needs and budget objectives resulting in exceptional store environments

Ability to translate stated design principles / objectives into unique and varied store locations

Ability to occasionally lift and/or move up to approximately 50 lbs.

Bending, stooping and kneeling required frequently.

Travel approximately 30-40% of the year.

Multiple factors will vary the applicable rate of pay for this role, including an individual’s experience, knowledge, and skillset, as well as work location and available budget.

Pay Range:

87,500.00 - 145,800.00 USD Annual
