Endeavor has engaged with a privately held, growing real estate development and investment company seeking a Project Manager to oversee complex commercial industrial and office developments in Santa Barbara. This role is ideal for a hands‑on leader who thrives in fast‑moving environments, can independently drive schedules and execution, and brings strong technical fluency across building systems and construction processes.

Reporting to Senior Leadership, the Project Manager will serve as a central point of coordination across consultants, contractors, internal teams, and clients; ensuring projects are delivered on time, on budget, and to the highest quality standards.

Key Responsibilities

Lead end‑to‑end project execution for industrial, office and medical office developments from pre‑development through closeout.

Develop, maintain, and manage detailed project schedules; review contractor schedules and hold teams accountable to milestones.

Track project budgets, cash flow, forecasts, and funding requests; deliver accurate internal and client‑facing reporting.

Manage design and construction activities, including defining user requirements, coordinating consultants, and reviewing drawings, contracts, and scopes.

Lead OAC, stakeholder, and executive meetings; set agendas, track action items, and ensure follow‑through.

Oversee commissioning activities and building systems integration, including MEP systems such as chillers, UPS, generators, and BMS.

Serve as a primary client contact, providing clear communication on progress, risks, and recommended solutions.

Lead procurement efforts, including RFP development, consultant selection, proposal analysis, scope and fee negotiation, and contract review.

Review consultant and contractor invoices for contract compliance and accuracy.

Identify, elevate, and mitigate project risks; advise leadership and present actionable solutions.

Collaborate closely with internal development and commercial real estate teams and maintain strong relationships with external partners and municipal stakeholders.

Proactively organize priorities and manage multiple workstreams in a fast‑paced, deadline‑driven environment.

Qualifications & Experience

Bachelor’s degree required (Civil Engineering, Architecture, Business, Economics, Math, Political Science, or related field).

5+ years of project management experience in development, construction, architecture, or engineering.

Demonstrated experience with MEP systems and commissioning strongly preferred.

Strong understanding of:

Entitlement and permitting processes

Design and construction documentation

CEQA and environmental considerations

Real estate finance and proformas

Standard construction methods and sequencing

BIM and critical path scheduling

Proven ability to communicate effectively with executives, clients, consultants, and field teams.

Highly organized, detail‑oriented, and capable of managing complex projects independently.
