Maintenance Technician
to join our team to provide maintenance support at the new Eastrail Flats community in Woodinville, WA.
In this role, you'll perform routine maintenance tasks and repairs to ensure the safety, functionality, and aesthetic appeal of assigned community. If you have strong technical skills, excellent time management, and a passion for delivering exceptional customer service, we'd love to hear from you!

Responsibilities
Initiate, perform, and manage maintenance projects.
Perform unit turns including but not limited to: servicing appliances, plumbing and electrical, replacing old or faulty parts, re-key locks, replacing burnt out light bulbs, and interior painting.
Ensure that maintenance and custodial issues are attended to in a timely fashion by promptly and professionally performing tasks such as repairs, cleaning, trash management, diagnosing and resolving maintenance issues, and other general maintenance tasks.
Perform seasonal tasks such as shoveling snow from sidewalks and applying deicer to maintain safe, clear walkways.
Safely move and position appliances using a dolly as part of unit turns and maintenance activities.
Perform walk-through inspections and ensure compliance with OSHA standards and company safety protocols. Walk-through inspections should also include preventative maintenance to safeguard against foreseeable maintenance issues.
Complete work orders promptly and professionally, including plumbing, electrical, HVAC, appliance repair, and other general maintenance tasks.
Enter completed work order information accurately into YARDI daily.
Communicate effectively and professionally with residents, coworkers, and supervisors using verbal and written methods (email, texts, and work order notes).
Address and follow up as necessary on all residents’ work order requests in a timely and professional manner.
Troubleshoot, diagnose, and repair basic to intermediate level maintenance issues.
Ensure that all common area facilities and related equipment are maintained in accordance with all warranties and manufacturers’ specifications (pools, spas, elevators, HVAC, etc.).
Assist in carrying out the implementation of various policies, standards, procedures and programs relating to the overall maintenance and upkeep of the properties.
Coordinate with the maintenance supervisor to order and take inventory of maintenance supplies within the limits of the properties’ budgets and at the most effective cost.
Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.
Qualifications
Prior experience in maintenance, construction, facilities, or related field, or equivalent combination of training and skills
Minimum of 1 year residential/multifamily property maintenance experience is strongly preferred
Ability to operate tools and adhere to safety procedures
Mechanical aptitude and willingness to learn
Ability to communicate effectively, both verbally and in writing, and work professionally with residents, coworkers, and supervisors
Have excellent time management, problem solving, and interpersonal skills
Must be a self-starter, multitasker and achieve high-quality results under tight deadlines and changing work priorities
Must have a working knowledge of Microsoft Office Suite (Outlook, Excel, Word, etc.)
High school diploma or equivalent is required
Must be able to perform the physical demands of the job with or without reasonable accommodations
Must be a reliable, organized, motivated, professional
Compensation
Pay Range: $25.00 - $28.00 per hour (new hire starting range is $25.00-$27.00 per hour). The placement within the range is based on factors such as prior experience, education/training, and work performance.
Renewal Bonuses: $150 divided amongst eligible onsite team members

90-Day Introductory Period We use a 90-day introductory period to help new team members get oriented, learn the role, and build confidence in their work. This time allows for training, feedback, and mutual alignment on expectations. At the end of the introductory period, we evaluate progress and fit to determine next steps.

Physical Requirements & Working Conditions
Ability to lift and move items up to 50 lbs; heavier items may require team assistance or equipment
Comfortable performing tasks that involve standing, walking, bending, kneeling, climbing ladders, and working in tight spaces
Ability to work in varied weather conditions (heat, cold, rain, snow)
Comfortable using hand and power tools safely
Exposure to noise, dust, cleaning chemicals, and occasional heights during maintenance work

Schedule
8 hour shift
Schedule will tentatively be Friday to Tuesday from 7:30am to 4:00pm. Days off Wednesday/Thursday. Days off are subject to change based on business needs, but will consistently be 2 consecutive days off.
