About the role The Quality Control Technician (QCT) is responsible for the oversight of quality assurance related to service request data review and service request completion follow-up within the service request/work order management database (YARDI), as directed by the Facilities Manager/Director.

What you’ll be doing

Responsible for 100% review and follow up on all work orders categorized in YARDI software as Life, Health, Safety (LHS). Work closely with Work Order Service Center Coordinator(s) to ensure that status and notes for all LHS categorized Work Orders are updated daily.

Responsible for 100% work quality review on all maintenance tech/contractor work orders related to LHS and Emergency/Urgent work order. Review quality of work to include ensuring relevant photos and inspection notes are uploaded to each respective work order. Work closely with Work Order Service Center Coordinator(s) to ensure accurate notes/photos are added immediately after each work quality review inspection.

Review quality of work and inspection of Contractor/Sub contractor work, as coordinated with Facilities Manager/Director. Work quality inspections will be documented within each respective work order as applicable, including pertinent notes and photos.

Inspect all work to meet specific industry standards goals and benchmarks. Ensure all work meets specific industry standard goals and benchmarks.

Responsible for ensuring that workmanship is completed to standard and if not is brought to the FM/FD attention and immediately corrected. Follow through with responsible party until completed satisfied.

Retrieves and enters data into/from Yardi throughout the quality control process and communicates findings to Facility management, as necessary. This may include working closely with Work Order Service Center Coordinator(s) to ensure accurate and complete data input.

Additional duties may include coordinating steps associated with specific service request (work order) classifications (i.e. moisture related), scheduling, inspecting, and working with the Air Force Military Housing Office (MHO) partners on a regular basis, inspecting COM homes for quality control standards.

Performs other duties as assigned.

Typical Physical Demands Regularly use hands to manipulate tools, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 75 lbs.

Typical Work Conditions Work is performed in a maintenance/office/residential home environment. Employee frequently interacts directly with other staff members, contractors as well as residents during the workday.

Who we're looking for

High school diploma or GED

Minimum of 10 years maintenance experience

Residential Construction, Facility Maintenance, Property Management, Contract Oversight, Home Inspection

Solid Computer Skills

Demonstrated strong customer service skills

Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.

Ability to diagnose problems

Ability to perform Quality Control inspections on work and repairs completed

Demonstrated ability to train on skill trades

Demonstrated strong written and verbal communication skills.

Strong time management skills.

Ability to provide guidance and training to technicians.

Ability to travel up to 10% of the time

Possession of a valid state issued Drivers License and safe driving record is required.

Pay Rate $38.94 hr.
