We are seeking an outstanding Preconstruction Manager to join their Preconstruction Team. The Preconstruction Manager will be involved with all aspects of the Estimating Process. The ideal candidate should be self‑motivated, a quick learner and ready to thrive in a fast‑paced work environment. The candidate must have extensive construction knowledge with excellent communication (verbal and written), negotiation, organizational, time management, and problem‑solving skills.

What you’ll be doing:
Lead Preconstruction Team in all preconstruction activities. Train, mentor and direct Project Estimators to complete the necessary tasks for the Preconstruction Team.
Attend site walks and work with Owner Representatives to develop scopes on all projects.
Maintain expert level knowledge of bid solicitation, estimating and takeoff software and utilize software to optimum capabilities.
Manage cost database and ensure unit costs are current and up to date.
Monitor and expand subcontractor and vendor database in all jurisdictions where we are authorized to work.
Thoroughly review all bid documents (plans, specs, etc.) on all assigned and reviewed projects.
Thoroughly review all proposals received from subcontractors and vendors to ensure compliance with project requirements.
Prepare cost estimates on assigned projects using both unit cost and contract methods.
Attend bid meetings when appropriate on assigned projects.
Construct and complete all proposals as required for review and approval by Leadership Team prior to submittal.
Schedule and host subcontractor site meetings.
Establish and cultivate relationships with subcontractors, vendors and Owner Representatives.
Partner with appropriate Senior Project Manager to conduct buyout of specified projects.
What you need to succeed:
Minimum of 4 years of experience working as an estimator for a General Contractor with annual revenue above $50 million is preferred.
4-year college degree, preferably with a major in Building Construction or related field.
Excellent knowledge and experience with the Microsoft Office suite of products (includes Word, Excel, Outlook, etc.). Experience with Microsoft Project is preferred.
An expert‑level knowledge of estimating construction jobs is required (reviewing, understanding, and performing take‑offs on architectural plans; pricing/securing materials and building final job estimates).
Experience in estimating multi‑family new construction and/or renovation projects is preferred.
Experience with or knowledge of Building Connected, PlanHub, On‑Center OST, Bluebeam or other digital take‑off and bid solicitation software application(s) is preferred.
Experience in performing insurance estimates for fire, water or tornado damage using Xactimate or some other estimating software/tools is preferred but not required.
Excellent communication (verbal and written), negotiation, time management, organizational and problem‑solving skills required.
Ability to prioritize tasks and make decisions within established guidelines and policies is a must.
Requirements
Candidate must be 18 years or older.
Candidate must be willing to take a drug test as part of the selection process.
Candidate must be willing to submit to a background investigation as part of the selection process.
Candidate must have unrestricted authorization to work in the United States.
Candidate must be willing to travel, as many project locations are outside of the Atlanta area.
