Atlanta, GA, United States General Manager, Courtyard by Marriott Atlanta Alpharetta/Avalon Area Job Description: Functions as the primary strategic business leader of the property with responsibility for all aspects of the operation, including property performance, food and beverage operations, sales and marketing strategy, profitability, revenue generation, human resources activities, and delivering a return on investment to Marriott International and ownership. Leads the team in the development and implementation of property-wide strategies. Ensures implementation of the brand service strategy and brand initiatives with the objective of meeting or exceeding guest expectations. Builds relationships with key customers and is involved in the sales process.

Responsibilities Managing Property Operations Ensures service programs are in place and executed against (e.g., Refreshing Business, Service Snapshots, Service So Memorable, etc.).

Provides timely, real-time feedback to management and hourly associates on service and operational standards; including feedback on even the smallest of service and operational details.

Manages the flow of labor between departments to support effective management of Labor Budget and achievement of profitability goals.

Creates and supports clear lines of responsibility for the management team, including coverage and oversight throughout the day.

Prepares for QA audits (i.e., daily and pre-visit activities).

Reviews and follows up on property GSS scores and comments.

Acts as a project manager for the execution of capital improvements (e.g., renovations, reinventions, refreshes, signage, etc.).

Walks the property to ensure public spaces, grounds, work and kitchen areas meet sanitation and cleanliness/maintenance standards.

Manages the implementation of major brand standards (e.g., HSIA, the Market, TPS A.M. Eats).

Delegates responsibilities for operations and projects to appropriate level of associate.

Managing Food and Beverage Operations Monitors Food and Beverage forecasting and par levels to reduce waste and maximize profit margins.

Provides timely, real-time feedback to management and hourly associates on service and operational standards; including feedback on even the smallest of service and operational details.

Establishes and leverages local vendor relationships to support food and beverage operational needs.

Ensures bar and kitchen meet standards of quality with regard to organization, productivity, sanitation, and inventory management.

Conducts periodic compliance audits with Back of House associates to ensure use of job aids (e.g., HA checklists, production charts, inventory checks, temp logs, etc.).

Provides coaching on operations and troubleshooting of Micros and other technology components within property common areas.

Managing and Sustaining Sales and Marketing Strategy Works with the Regional Sales Office (RSO) to implement sales strategy for the property (e.g., goal setting, rates).

Works with Market Sales to establish property sales strategy, goals, and action plans.

Identifies and champions creative marketing solutions that fit the brand and property needs.

Participates in the property sales review (PSR).

Manages relationships with decision makers at top accounts.

Develops innovative means for capturing new streams of revenue through property amenities.

Interacts with in-house guests to prospect for new sources of business.

Ensures direct sales staff fully utilizes e-tools (e-proposals, e-mail signatures), as appropriate.

Identifies key revenue-generating stakeholders and communicates information to sales offices.

Coaches and reinforces selling strategies that leverage property amenities.

Ensures national and regional marketing programs are communicated to relevant departments.

Participates in and hosts customer recognition events to drive sales.

Understands and leverages sales and marketing advantages over competitor properties.

Monitors sales strategy with RSO to ensure ongoing effectiveness and compliance.

Managing Profitability Manages on-property controllable costs across rooms, housekeeping, events, and food & beverage operations.

Measures, analyzes, and communicates property performance using financial and non-financial data.

Updates and communicates profit forecasts to associates and managers.

Initiates actions to support revenue and profitability goals.

Understands how food and beverage product variability affects profitability.

Reviews and signs off on invoices.

Reviews Property Distribution Summary and Purchase Detail Reports; identifies, researches, and resolves balance issues.

Consolidates reports needed for period-end review (e.g., P&L, Accounting Scorecard, Banking Report and Statistics, PACE, credit card fraud report).

Reviews property performance with Regional Director on a period basis.

Ensures compliance with Avendra.

Maintaining Revenue Management Goals Manages the relationship with the revenue management office (e.g., participate in routine calls, strategy meetings, periodic updates).

Reviews revenue management reports (e.g., STR, Demand Eye Chart, Rate/Value Matrix).

Balances inventory to ensure same-day sellouts.

Managing and Conducting Human Resource Activities Leads associates through property changes and transitions.

Understanding performance expectations for all positions within the property.

Conducts day-to-day HR transactions to support property needs.

Completes management training and cascades/delivers training to associates.

Facilitates cross-training and supports development of managers.

Monitors local hiring and compensation trends for similar positions.

Conducts performance review processes and supports recruitment efforts.

Actively recruits and hires qualified associates.

Managing Relationships with Property Stakeholders Keeps brand leadership, owners, and above-property stakeholders updated on performance.

Prepares and presents reports for owners showing impact of the Refreshing Business model.

Conducts annual business reviews and participates in owner conference calls.

Responds to off-property requests for sales information.

Additional Responsibilities Participates in conference calls and provides follow-up information to leadership.

Prepares for RD visits by pulling and consolidating relevant reports.

Qualifications

Education and Experience

2-year degree from an accredited university in Business Administration, Hotel and Restaurant Management, or related major; 4 years’ experience in guest services, front desk, housekeeping, sales and marketing, management operations, or related area.

OR

4-year bachelor's degree in Business Administration, Hotel and Restaurant Management, or related major; 2 years’ experience in guest services, front desk, housekeeping, sales and marketing, management operations, or related area.
