Responsibilities

Maintains various types of building and mechanical systems including refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas, fire protection, energy management, and work order management systems.

Under limited supervision, ensures safe and efficient operation of mechanical systems, follows through to completion any required repairs, maintenance, and alterations.

Participates in skilled maintenance and repair of HVAC, electrical, and building structures, including boilers, chillers, pumps, heat exchangers, air handling equipment, variable frequency drives, and remote terminal units.

Leads or participates in skilled work on ceilings, walls, floors, roofs, doors, windows, furniture, framework, drywall, and locks.

Ensures maintenance of all systems as per applicable codes and standards.

Logs equipment performance readings as assigned; reviews work orders daily and completes associated tasks/repairs by type/priority.

Maintains inventory of repair equipment and supplies; performs preventive maintenance measures.

Works weekend shifts and different shifts as required; responds quickly in emergencies, notifying appropriate personnel and following safety protocols.

Initial determination of repairs and referral of extensive repairs to appropriate technicians.

Demonstrates ability to work under stressful situations, quick thinking, displays positive emotional behavior, and applies positive social skills with co‑workers, vendors, customers, and patients.

Performs other maintenance duties as requested; performs job‑related tasks not specifically presented in this description.

Qualifications

6 years of experience maintaining commercial/industrial building systems.

Valid South Carolina driver’s license and at least 21 years of age (due to insurance regulations).

Requirements

High School or GED.
