Overview Speed Bay Warehouse Solutions
is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group—whose 30-year track record includes over $25 billion in real estate transactions, the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.
This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.
About the Role Associate focused on operating and enhancing existing real estate fund model, while supporting key portfolio management, corporate finance and other strategic functions. Works closely with portfolio management, asset management, accounting & finance, investor relations and corporate strategy teams, as well as our CFO on fund budgeting, financing and liquidity analysis. Responsible for ensuring accurate data flows between historical financials, asset-level forecasts, and fund- and corporate-level analyses.
Key Responsibilities
Own and operate the existing fund model, including monthly and/or quarterly updates to actuals and forecasts.
Coordinate with Portfolio Manager, asset managers and accounting team to incorporate property level financials and valuations, ensuring accurate aggregation at the fund level.
Support preparation of fund reporting packages for fund LPs and firm leadership.
Fund Budgeting, Leverage, and Liquidity
Track fund level cash flow, KPIs, and liquidity; collaborate with CFO on fund budgeting and scenario planning.
Monitor fund level leverage and debt covenants, support preparation of compliance materials and lender reporting.
Assist on new debt raises and refinancings, including analysis of terms, covenants, and integration in the fund model.
Support of Strategic Functions
Support AI-related initiatives to improve forecasting, reporting, and investment analysis.
Assist in the preparation of corporate-level analysis, negotiation of investor terms, and other ad-hoc strategic initiatives.
Skills & Qualifications
2–6 years of experience in investment banking, REITs or real assets, private equity, corporate finance or accounting.
Real estate experienceand familiarity with fund economics (waterfall and fee structures) are preferred but not required; must be comfortable ramping quickly on these concepts.
Expert‑level Excel capabilities; able to work efficiently in large, complex models; highly disciplined with a reputation for “getting the numbers right.”
Strong foundations in corporate finance and accounting, including cash flow analysis, debt and covenant mechanics, and valuation concepts.
Clear communicator, organized, detail oriented, and comfortable working directly with senior leaders in a lean team environment.
Key Interfaces
Portfolio Manager – fund performance, property level model inputs, valuations, investor reporting.
CFO – leverage and liquidity analysis, budgeting, scenario planning, capital markets activities.
MD, Fund & Investment Strategy – fund waterfall, corporate-level analysis, strategic projects.
Asset management and accounting – financial inputs and reporting.
Investor relations – investor reporting and fundraising analysis.

The annual full-time base salary range for this role is: $120,000 - $180,000
Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
