BUILDING ENGINEER - Commercial Property For 50 years, Olen has owned, developed, and managed distinctive commercial properties in Orange County, CA. Our portfolio consists of over 6 million sq. ft. of premier office and flex‑industrial commercial properties.

The Building Engineer is generally responsible for the operation and maintenance of both high‑rise and mid‑rise office building equipment, including air conditioning, heating, electrical, plumbing, and emergency systems such as generators and fire life/safety systems. This role may provide on‑call support across multiple properties, assisting with tasks wherever needed, and ensures consistent property upkeep by performing repairs, inspections, and preventive maintenance across the portfolio.

REPORTS TO: Property Manager & VP of Property Management

Essential Duties And Responsibilities

Maintain building climate by installing, repairing, and servicing heating, ventilating, and air‑conditioning equipment (HVAC), including work on multi‑ton chiller units and 20‑ton to 50‑ton package AC units.

Maintain lighting by installing and repairing wiring and fixtures, including bulbs.

Maintain equipment by installing and repairing associated and backup equipment and systems.

Keep equipment, systems, and building ready for use by completing preventive maintenance schedules; following policies and procedures; reporting needed changes.

Secure building and occupants by maintaining alarm and fire protection devices.

Maintain systems for conveying liquids and liquid waste by installing and repairing plumbing apparatus.

Maintain a safe and clean working environment by complying with procedures, rules, and regulations.

Maintain parts and equipment inventory by checking stock to determine inventory level; anticipating needed parts and equipment; placing and expediting orders; verifying receipt.

Contribute to team effort by accomplishing related results as needed.

Respond to property‑related emergencies after business hours and on weekends when necessary.

Other tasks as assigned.

Education And/Or Experience

High school diploma or GED and/or training, or equivalent combination of education and experience.

2+ years of experience supporting a “Class A” commercial property.

Demonstrated electrical, plumbing and HVAC skills and knowledge.

Technical Prerequisites

Knowledge of HVAC, pneumatics, central plant functions/TES, electrical and plumbing systems.

Prior experience in light construction including drywall repair, ceiling repair, painting, facilities coordination, safety management, OSHA compliance and equipment maintenance.

Must have own vehicle.

Certificates, Licenses, Registrations Driving is an essential duty of this position: Candidates must be able to show proof of a valid driver’s license and current personal automobile liability insurance coverage.

Language Skills

Ability to speak, read, write and understand the English language.

Interpret and carry out written or verbal instructions.

Read diagrams and blueprints.

Mathematical Ability

Physical Demands While performing the duties of this job, the employee is regularly required to talk, hear, and/or see. The employee frequently is required to stand, walk, climb, balance, stoop, kneel, crouch, climb ladders and work on rooftops. The employee is occasionally required to reach with hands and arms and lift and move 50 pounds or more. Will frequently use hand tools. Specific vision abilities required include close vision, distance vision, and the ability to adjust focus. Ability to discern time of day.

Work Environment While performing the duties of this job, the employee occasionally works in outside weather conditions. The noise level in the work environment is usually moderate. Will frequently drive to designated properties as assigned and will be getting in and out of an automobile.

Job Type: Full‑time (8‑hour shift), Mon – Fri, with weekends & evenings as needed.

Location: Central Orange County.

Compensation: $30.00 - $40.00/hr (Range is flexible with actual offer based on skills and experience).
