Position: Assistant Community Manager The Assistant Community Manager, reporting to the Community Manager, oversees daily operations, finances, and staff for a housing community. This role includes delinquency and rent collection, financial reporting, personnel supervision, leasing, maintenance, and compliance with company policies and fair‑housing regulations.
Key Responsibilities
Post all payments and income from residents and non‑current applicants accurately and promptly.
Reconcile daily account receivables and prepare end‑of‑month closing procedures.
Monitor and follow up on bad debt; prepare late notices and coordinate evictions when necessary.
Ensure the property meets budgeted revenues, expenses, and Net Operating Income targets.
Maintain accurate resident files and audit records for compliance.
Conduct unit walk‑throughs, issue move‑out charges, statements, and refund security deposits.
Attend the site daily and apply company directives to screen, hire, train, coach, and develop onsite staff.
Promote staff performance and ensure consistent adherence to company policies and fair‑housing practices.
Manage leasing operations, including lease signing, documentation, and marketing as per the annual plan.
Address resident complaints and requests to maintain satisfaction and retention.
Assist with customer service, maintenance requests, and property inspections for timely repairs and appearance oversight.
Supervise business functions, coordinate vendors, and manage property resources and supplies efficiently.
Education & Experience
High School diploma or equivalent; bachelor’s degree preferred.
Two years of experience in the housing industry, or 1–2 years of related experience and training, or an equivalent combination of education and experience.
Basic computer proficiency and familiarity with onsite software.
Knowledge of Fair Housing laws and OSHA requirements.
Physical Requirements
Regularly required to stand or sit for prolonged periods and perform repetitive motions with hands and wrists.
Frequently required to move throughout the property, including ascending/descending ladders, stairs, and various work platforms.
Occasional tasks involve lifting objects up to 25 lb, operating machinery or power tools, and work in confined or outdoor environments with varying temperatures.
Requires occasional overtime, weekend or night hours during emergencies.
Compensation Salary Range : $27 per hour to $27 per hour
