Role Description We are actively searching for an Associate, Asset Management, Residential (New York City) with primary focus on the U.S. This role will provide key support to QuadReal’s multifamily assets—including but not limited to: developing and executing asset strategy plans to enhance value, increase returns, and position assets for growth. This position will also require close collaboration with Valuations, Portfolio Management and Investment teams, and working on a variety of projects with senior leadership. The successful candidate will provide leadership in developing, executing, and managing key business processes in the direct investment portfolio to position the platform for optimal growth and scalability. The role will report to the Vice President, Asset Management, Residential, and will be based in New York City.

Responsibilities

Lead the development and execution of comprehensive asset strategies including leasing, operating & capital budgeting, property improvements, risk management, and hold/sell analysis

Work closely with third-party property managers and partners to oversee leasing and marketing strategy, operating expense management and capital needs of the property

Oversee the annual budget process and internal analyst team

Analyze and compare current and historical financial reporting on key metrics against underwriting and budget

Aggregate asset-level data and prepare in conjunction with Portfolio Management, monthly, quarterly, and annual reporting for clients, senior management (as required)

Monitor property managers' performance for compliance with annual budgets and business plans, and prepare quarterly updates on asset performance, including progress on strategic initiatives

Assist in monitoring development and capex projects including closeout procedures with oversight by in-house development team

Prepare hold/sell analyses, and property performance updates, evaluate financing scenarios and other investment decisions in conjunction with the Investment team

Assist in furthering asset management initiatives to streamline and standardize operations, reporting, and key databases

Collaborate with the Investment teams in the due diligence process for new investments and asset dispositions regarding underwriting assumptions (market rent, rent growth, expenses, capital expenditures, etc.)

Liaise with research and investment teams to stay current on local market dynamics and understand its impact on how each asset is positioned in its respective market.

Develop in-market relationships with service providers to understand each asset's competitive positioning relative to rents, lease terms, vacancy, supply/demand fundamentals, and operating costs

Travel to assets to meet with onsite property management teams, brokers, and strategic partners

Qualifications And Experience

Education– bachelor’s degree; preferably in Real Estate, Finance, Economics, Accounting or a related discipline with strong academic credentials and a passion for real estate. Master’s degree in real estate or pursuit of additional coursework is a plus.

Experience – Minimum 3+ years of asset management experience in the real estate industry. Demonstrated experience in analyzing complex investment issues and developing and executing investment strategies to achieve results and mitigate risk. Prior US multifamily residential asset management experience preferred.

Analytical – Strong financial acumen with advanced modeling proficiency in Excel; detail-oriented and proficient in analyzing financial statements; Ability to analyze complex data across an array of disciplines to provide thoughtful recommendations.

Communication – Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages to investment teams, asset managers, and joint venture partners.

Organization – Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing to the direction.

Software – Advanced in Excel, Word, PowerPoint, and Power BI. Proficient in Argus, Yardi, RealPage or other rent/leasing application preferred.

Relationship – Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance but then move projects forward independently.

Compensation The expected annualized base salary range for this role is $120,000 - $135,000. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
