This is a full‑time position based in West Palm Beach, FL.
About the Role As a Resident Manager, you will contribute to the continued growth and operational excellence of our luxury residential portfolio. You will play an important part in advancing Dermot’s commitment to delivering exceptional resident experiences, supporting property performance, and upholding our standards of integrity, collaboration, and innovation.
What You’ll Do
Partner with the General Manager to ensure effective operation of the property; implement and manage programs to maximize revenue, control expenses, improve resident satisfaction, and keep the property neat, clean, and functioning at all times.
Manage a weekly meeting schedule with the General Manager, including a written agenda and minutes to ensure open communication and timely resolution of issues.
Schedule and conduct weekly property inspections to verify interior and exterior condition, mechanical equipment, and overall cleanliness.
Handle daily work orders, turns, preventive maintenance, compliance, vendors, projects, supply purchasing, and financials for associates, ensuring standards are consistently met.
Prioritize and delegate resident‑building work orders, manage parts and supply inventory, and analyze service request trends.
Oversee apartment‑home turnover and preventive maintenance program schedules to maximize community value and maintain work quality.
Assist the maintenance team with hands‑on repairs as needed.
Implement risk‑mitigation procedures, including disaster response, safety training, and required documentation.
Assist in developing annual maintenance operating budgets and the 5‑Year Cap‑X plan, analyzing variances and trends.
Manage vendor contracts, ensuring performance, billing accuracy, and scope compliance.
Oversee execution of work by external maintenance vendors and internal suppliers; develop contract scopes, qualify vendors, and review bids.
Direct maintenance associate duties, including scheduling, assignments, follow‑up, and performance measurement.
Ensure associate engagement, clear expectations, and accountability for maintenance-related job functions.
Implement all applicable Dermot policies and procedures.
Manage property management software systems (Yardi, Building Link, etc.) for work orders, repairs, turns, procurement, incident reports, inventory, and asset tracking.
Promote safe work practices among on‑site associates, vendors, residents, and visitors.
Manage state and local code compliance, including annual inspections, tests, certifications, permits, documentation, and violations.
Work any assigned shift, including weekends, and respond to property emergencies after normal business hours.
Communicate effectively with the General Manager, residents, associates, and the corporate team on all issues.
Model Maintenance Management Core Competencies and set a positive example for associates.
About You and What You Offer
3–5 years of multi‑family property management or related building maintenance experience, performing the duties of Maintenance Supervisor (or higher) with associate supervisory experience.
5–7 years of hands‑on maintenance in building trades positions.
High proficiency diagnosing and repairing problems including plumbing, electrical, appliance, HVAC, PTAC units, boilers, pumps, and basic building trades.
Computer skills, including emails, Microsoft Word and Excel, property‑management software (Ops Technology, Yardi, Building Link, etc.), and mobile apps.
Experience working in a union environment (32BJ) and cooperating with a 3rd‑party union staffing vendor.
Valid driver’s license.
High‑school diploma or equivalent (GED).
CFC refrigerant transition and recovery 609 certification preferred.
Other licenses and certifications required by state or local jurisdictions (to be obtained within 90 days).
Ability to work for any employer without restrictions.
