Incumbents demonstrate the knowledge, skills, and ability gained through related work experience. Assists directly or indirectly Maintenance Technicians by applying principles and practices of facilities operations, maintenance techniques, and methods of professional building maintenance practices to routine tasks associated with engineering‑related projects. Performs multi‑advanced skilled duties in maintaining and repairing resort buildings, off‑campus housing, systems, and equipment. The incumbent performs the same kind of work as a technician III.

Essential Functions

Troubleshoots and diagnoses problems, makes adjustments, repairs and/or performs preventative maintenance on HVACR equipment, commercial appliances, and residential kitchen equipment or water & wastewater equipment.

Estimate time, cost and material for assigned work, establishing sequences and methods to be used; inspect maintenance and repair work to ensure compliance with specifications; recommend modifications and requirement changes to facilitate completion of assigned tasks.

Perform preventive/predictive maintenance per requirements and perform non‑scheduled or emergency maintenance when required to support operations.

Conduct periodic inspections of equipment and facilities to determine repair needs. Assist in the development and implementation of preventive maintenance programs.

Maintain accurate records with regard to annual inspection of equipment and general preventative maintenance.

Analyze and solve electrical and mechanical problems which cause interruptions or otherwise limit productive capacity of equipment.

Perform basic electrical repairs and hard wiring installation of 120/240 Volt single phase circuits and 208 Volt 3 phase circuits.

Prioritizes repair requests and plans work to ensure necessary parts are available and tasks are completed quickly and efficiently.

Repairs, modifies, constructs, fabricates, installs and maintains equipment and compressors, to provide safe conditions for associates, using various hand and power tools (e.g. roto‑rooter, snakes, welders, oxygen/acetylene torches, volt/ohm meters, ladders, etc.).

Identifies and corrects building and equipment problems by performing electrical, and plumbing, to maintain buildings and equipment in safe condition, prevent degradation of state property and systems, and prevent failures that would cause reduction in service using hand, power and specialty tools.

Servicing, repairing, calibrating, regulating, fine‑tuning, or testing machines, devices, and equipment that operate primarily on the basis of electrical or electronic (not mechanical) principles.

Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.

Dismantle devices to gain access to and remove defective parts, using hoists, cranes, hand tools, and power tools.

Inspects facilities (e.g. houses, trailers, buildings, etc); equipment (e.g. compressors, etc.) and work of vendors to determine condition of facilities, safe operation of equipment, quality and safety of work, and scheduled maintenance using hand, power and specialty tools.

Repairs, replaces or installs plumbing systems and components (e.g. water, sewer and drain lines, valves, faucets, etc) in resort buildings and structures by using appropriate materials and tools.

Repairs water, gas, electric or air pipes and lines in or under floors, walkways, and walls to repair leaks and breaks using cement materials and various hand, power or specialty tools.

Removes, relocates, repairs, installs and tests electrical equipment (e.g. switches, conduit wiring, receptacle lights, circuits, etc.) to maintain electrical power in resort buildings and structures, detect shorts and defective connections, and restore operation of non‑functioning equipment using various hand, power and specialty tools, computers, blueprints and materials.

Oversees vendors and contractors to determine that work is correctly performed and completed in a timely manner, that the correct materials are utilized, and to assure that procedures meet state and local requirements by reviewing plans and specialized drawings and using work orders, estimates, and visual inspection.

Provides technical expertise to facilities personnel and outside contractors to assist them in understanding specific job requirements and in the planning for future expansion and projects by drawing or sketching diagrams and layouts and using blueprints, codes, and estimates.

Analyzes electrical circuits, wiring diagrams and drawings, and installs, repairs, calibrates, services or replaces electrical devices and systems, and power generation devices to prevent overload using an amp probe, recording meter and various hand, power, and specialty tools.

Train new Maintenance Technicians.

Incumbents may perform any combination of the essential job functions related or unrelated as required or assigned by the Director of Engineering or designee per Engineering Team duties, may include but not limited to; snow removal, MP2 System Preventive Maintenance Program, rotating shift or any other unrelated Engineering job functions.

Knowledge, Skills and Abilities Required

High school diploma or equivalent

3 years of appliance experience

Superior troubleshooting and repair skills

Self‑starter with ability to work with little supervision

Customer‑service oriented

Excellent communication skills

Ability to effectively use computer, cell phone, and technology apps to request, receive and process work orders

Must possess a valid driver’s license

Must be able to speak English

Must be able to work flexible hours including nights, holidays, and weekends.

Must be willing to work in all weather conditions

Must have ability to sit, stand, walk for long periods and to stoop, crawl, crouch to perform maintenance tasks.

Independently initiates, follows‑up on, and completes assignments as well as special projects.

Ability to perform effectively in a fast‑paced environment.

Strong organizational skills.

Ability to effectively perform multiple tasks.

Strong understanding of the hospitality industry is helpful.
