Job Overview

Responsibilities
Complete work orders generated from resident requests and perform preventative maintenance following established policies, safety standards, and code requirements. Execute the make‑ready process for vacant apartments, including pre‑move‑out inspections, creation of punch lists, vendor coordination, and final inspection of completed work. Manage inventory of maintenance supplies and equipment, track usage, return unused items, and notify supervisors of re‑ordering needs. Accurately document and process all service requests and related paperwork to maintain proper tracking and record‑keeping. Assist with groundskeeping and common area maintenance, performing tasks such as trash removal, pressure washing, and general cleaning. Support cost‑cutting initiatives by repairing rather than replacing parts when appropriate while ensuring efficient use of tools and materials. Participate in safety meetings, complete required OSHA and safety training, and promptly report accidents or incidents. Inspect work performed by contractors and vendors to verify quality standards and communicate concerns regarding safety and repairs.
Qualifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (required for Certified Service Technicians). All certifications required by state and local jurisdictions (applicable to all Service Technicians). Valid driver’s license to operate a golf cart on property, as required by property size. Mechanical knowledge, HVAC experience, and proficiency with hand tools and automotive repair are preferred.
Required Experience
Required: 2+ years of hands‑on maintenance or service technician experience. Knowledge of HVAC systems, plumbing, electrical, and HVAC is preferred.
Compensation
Hourly range: $24 – $26 per hour. Eligible for quarterly or annual bonuses for corporate positions and weekly, monthly, or quarterly bonuses for onsite property positions.
