Maintenance Supervisor – The Commons at Princess Anne – Sign On Bonus Location:

Job Summary Performs maintenance duties and supervises and coordinates activities of the maintenance team to ensure all upkeep, inventory and repair of grounds and buildings of the community are completed efficiently.

Essential Duties & Responsibilities

Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams.

Timely response to work order requests, make‑readies, etc.

Scheduling and performing preventative maintenance.

Ensuring OSHA standards and company safety policies are complied with at all times.

Rotates on‑call responsibilities with other maintenance staff and backs up the Maintenance Technician as required.

Scheduling and direct supervision of all in‑house and/or vendor work.

Scheduling product review appointments to avoid “drop‑in” sales calls.

Assisting the Community Manager in interviewing, screening and recommending maintenance, grounds and housekeeping personnel.

Training all maintenance, grounds and housekeeping personnel.

Researching and evaluating current and potential products used in community maintenance.

Assisting in disciplinary or promotional recommendations for all service, custodial and grounds personnel.

Analyzing and resolving work problems or assisting workers in solving problems.

Initiating or suggesting plans to motivate workers to achieve work goals.

Providing tools required by the Company for Maintenance Technicians.

Reporting unusual or extraordinary circumstances regarding the community or residents.

Maintaining constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.

Maintaining the required community uniform and ensuring professional appearance and attitude for all maintenance, custodial and grounds personnel.

Providing courteous, efficient response at all times.

Having thorough knowledge of company policies and procedures.

Supervisory Responsibilities Directly supervises one or more team members, including interviewing, hiring, training, planning, assigning and directing work, appraising performance, rewarding and disciplining team members, and addressing complaints and resolving problems.

Qualifications

High school diploma or GED; or 3‑5 years of related experience and/or training; or an equivalent combination of education and experience.

Experience in managing a diverse workforce.

Ability to manage conflict, provide direction, and drive business results by managing staff performance.

Must have a valid driver’s license and ability to drive for daily activities.

Knowledge and skill in safe use and maintenance of tools such as wrenches, hammers, saws, ladders, etc.

Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.

Ability to write routine reports and correspondence.

Mathematical skills: add, subtract, multiply, divide, compute rates and percent, interpret bar graphs.

Reasoning ability: apply common sense for detailed instructions and problem solving.

HVAC certification required; CAMT highly recommended. Fair Housing certification required within 1 day of hire.

Physical Demands The role requires standing, using hands, reaching, walking, climbing, sitting, stooping, kneeling, crouching, crawling, lifting or moving up to 50 pounds, and on rare occasions moving more than 100 pounds. Vision requirements include close and distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Work Environment Frequently exposed to outside weather conditions, moving mechanical parts, high places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. Noise level usually moderate.
