Project Development Manager – Asset Management
Work Location: Los Angeles, CA
Base pay range: $189,000 - $200,000 per year
Minimum Requirements
Ten years of experience managing the planning, design, construction, and coordination of capital projects
Additional Preferred Experience
Scoping and planning of new construction and/or modernization projects
Experience with LEED and/or Collaborative for High Performing Schools (CHPS) projects
Development of major facilities (CEQA, agency approvals, coordination with City and County agencies)
Project delivery and procurement methods for public projects
Community engagement processes and strong communication skills, both oral and written
Building Information Modeling (BIM) usage
Formal Construction Partnering
Required Education
Bachelor’s degree in architecture, engineering, or construction management from a recognized college or university
Preferred Licenses and Certificates
Valid Certificate of Registration as an Architect (California State Architectural Board) or Professional Engineer (California State Board)
Valid Construction Manager (CCM) credential (CMCI)
LEED Professional Accreditation
Duties
Plan and coordinate pre‑construction activities for new schools and modernization projects
Own scope, schedule, budget, and overall success of multiple school projects
Resolve complex planning, design, and construction issues, disputes, and disagreements
Develop, assign, and monitor performance of Assistant Facility Development Managers, Design Managers, and design professionals
Report on project budget, schedule, and issues; provide analysis to departmental, branch, and board representatives
Review status and progress throughout all development phases
Coordinate with utility and government agencies for timely project completion
Assist project team with A/E contracts, bid, and contract planning
Verify Design Professional contract scope, fees, and payment applications; manage fiscal aspects of multiple projects
Provide functional direction in scheduling, cost control, dispute resolution, contract administration, and quality control
Coordinate project activities with other district branches and departments (environmental health and safety, design support, execution, contract administration, inspection, maintenance, operations, local educational service centers, site personnel)
Develop and recommend internal policies and procedures
Perform other duties as assigned
