Development Manager
The primary function of the Development Manager role is to coordinate and direct all aspects of development projects from due diligence through construction.
Essential Functions & Responsibilities
Be the owner representative, driver of schedule, and decision maker through the design process (leading design meetings, setting plan & budget schedule dates, providing owner directives, maintaining city relationships, and delivering building permits, etc.) to ensure timely closings.
Responsible for the project financial proforma and its accuracy data data-backed assumptions through the development process
Coordinate consultant contracts/proposals with design management input.
Review the production of capital offering memorandums and other ad hoc capital requests. Lead potential capital site tours.
Underwrite/review capital term sheets and recommend the best risk/reward option.
Oversee the closing process, including working with the VP on loan and partnership documents.
Be the owner representative and a decision maker through the construction process (sending out construction draws, reviewing change orders, attending owner/contractor meetings, communicating with investors, assisting asset management with reforecasting, etc.)
Working knowledge of the local multifamily markets (product types, rent analysis, supply/demand, etc).
Coordinate with all JPI disciplines- Preconstruction, Land Acquisition, Construction, Investment Management, Capital Markets, and Risk Management to ensure best outcomes.
Mentor/grow supporting Development Associates and analysts.
Non-Essential Duties and Responsibilities
Thrive in a fast-paced collaborative work environment and approach problem-solving with a team mentality.
Learn quickly and on the go while applying lessons learned.
Other duties as assigned.
Education, Work Experience, & Physical Requirements
Bachelor's Degree in Business Administration with a major in Finance, Accounting, or Real Estate, or similar discipline.
7-9 experience with Real Estate development, multi-family development experience preferred.
Demonstrated experience in: managing design, entitlements, underwriting, and predevelopment processes for potential development opportunities, multi-family construction and scheduling, management of consultants and direct reports, working with municipalities/approval agencies, working with non-development disciplines (asset management, construction), working with legal teams, and market analytics.
