POSITION SUMMARY The Project Manager is responsible for managing a Medical Office Building projects (for a group of properties) and fulfilling the manager’s obligations under the property’s management agreement. The Project Manager works independently assuming primary responsibility for planning, directing, coordinating and delivering project activities through the entire project life cycle (from initiation to hand off to customer) that are major/complex/business critical, with oversight from the Regional Vice President of Construction Management.

It is also the responsibility of the Project Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results. The Project Manager will report directly to the Managing Senior Vice President – Management Services and oversight from the Regional Vice President of Construction Management.

ESSENTIAL JOB FUNCTIONS

The Project Manager implements and administers the policies, procedures, and programs on a day-to-day basis that will assure that construction projects are well managed.

Complies with local and national codes and regulations.

Lead project objectives and completion on time, on budget, and in conformance to project management methodologies and standards.

The incumbent will lead a large or mega project that has site or enterprise-level strategic importance. Project work has high to very high risk and risk interdependencies, multiple interrelationships, and may have major costs associated. Responsible for managing established budget.

Leads and provides direction in the development and tracking of project budgets.

Position requires strict adherence to budget management and guidelines of both the assigned department and the organization. The Project Manager communicates project information to all necessary management. Position requires significant capacity to manage multiple competing objectives, to prioritize, and to communicate complex information in clear and unambiguous terms to management and leadership. Project information may be visible at the Management Team and Portfolio Leadership levels.

May support projects of major complexity, as part of a program team in support of higher level external construction managers, general contractor and/or owners representatives.

May support senior level project/program managers in strategic planning processes. Presents project requests to committees and oversight bodies to receive approval and project direction and input.

Independently leads problem-solving and decision making activities, within the scope of the project and change management process taking reasonable and prudent actions to accomplish agreed upon project objectives.

Leverages many years of experience to manage extensive projects, and is highly competent in the implementation of project results. Utilizes advanced negotiations skills that are characterized by innovative thinking.

Must have strong business acumen with the ability to work with people from diverse functional backgrounds and build relationships across the organization.

May require matrix supervision and evaluation of staff from other departments and divisions, and contractor/vendor resources and be in a position to employ and guide the project staff in a goal-oriented way within projects.

Responsible for leading and demonstrating the project focused culture and provides mentorship to other staff regarding project management practices, methods and standards.

Meets the construction needs of landlords and tenants both in Transwestern-managed and non-Transwestern managed properties.

Meet with department representatives, architects, engineers and consultants to establish project requirements, specifications and schedules.

Coordinate development and approval of architectural and engineering construction drawings.

Solicit, prepare and review bid documents and negotiate contracts

Manage budgets and timelines and ensure timely delivery of high-quality products and services to clients.

Build and foster client relationships.

Sets and manages client expectations.

Develops lasting relationships with client personnel that foster client ties.

Communicates effectively with clients to identify needs and evaluate alternative business solutions.

Enforce contractual requirements.

Prepare project documentation and direct project meetings.

Ensure efficient operations of all HVAC and electrical/mechanical systems; inspect sites and implement procedures to minimize loss of assets and production time.

Responsible for all projects reporting.

Conforms to the standards of Transwestern.

Performs additional job-related functions as detailed by General Manager.

POSITION REQUIREMENTS

Bachelor’s degree from an accredited institution in Architecture, Business, Interior Design, Engineering or Construction.

Minimum 5 years of project management experience in all aspects of Design, Construction, and Project Management.

Must have experience/skills in Medical Office Building construction Project Management (architecture, general contracting, construction estimation, scheduling, engineering, design/permitting process, bid development, contract and/or sub-contract management.)

Ability to manage building infrastructure maintenance projects within a facility.

Understanding of construction principles and related disciplines including Architectural, MEP, general contractors, and subcontractor resources.

Familiarity with the design principles, and ability to read and understand architectural drawings.

Knowledge of lease, contracts, and construction practices.

Computer proficient, including knowledge in the following programs: Microsoft 365 (Word, Excel, Outlook, PowerPoint, Project), Adobe Creative Suites including InDesign and Illustrator.

Advanced demonstrated knowledge of financial terms and practices.

Manage own time on a daily basis with little supervision.

Must have good people management skills with ability to lead, motivate, mentor and develop the team.

Must be able to handle multiple projects, changing priorities and continually heavy workloads.

Strong desire to succeed in an entrepreneurial environment.

Exceptional oral and written communication skills.

Strong customer service orientation.

WORK SHIFT This is a dynamic, on-site role that places you at the heart of the action. As a result, an essential function of this position is working on-site. Remote or hybrid options are not available. Being on property allows you to build strong relationships with clients and tenants, respond in real time, and make a visible impact every day.
