Job Description Summary Manages the day‑to‑day operations of an assigned property, including team leadership, financial and operational goal attainment, and compliance with company policies and housing laws. Position located in Jenks, OK; not remote.
Responsibilities
Provides input into budget development by analyzing financial statements, marketing data, and operational reports.
Meets targeted revenues by setting rent rates, collecting rent and fees, preparing monthly financial status reports.
Approves vendor invoices, reconciling work performed, ensuring certificates of insurance, coding charges, and coordinating with accounting and the owner.
Controls expenditures within the approved budget and manages the petty cash fund.
Oversees the lease enforcement process: approving resident applications, handling renewals, conducting inspections, enforcing notices, handling evictions, and collecting late fees.
Analyzes market and economic trends and implements marketing and leasing strategies to achieve occupancy and revenue goals.
Promotes resident satisfaction and retention by responding to complaints, coordinating maintenance, and resolving service issues.
Conducts property inspections to ensure safety, cleanliness, and appearance standards are met.
Supervises property staff: hiring, training, and performance management.
Assists in managing the client‑owner relationship through meetings, tours, performance updates, and requests.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry items, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry weights up to 25 lbs independently and 50 lbs with assistance.
May travel for training, meetings, to assist other properties.
Work a flexible schedule, including call days during evenings, weekends, and holidays.
Additional Compensation
Corporate positions may be eligible for quarterly or annual bonus based on individual and company performance.
On‑site property positions may be eligible for weekly, monthly, or quarterly bonus programs.
