The Lead Maintenance is directly in charge of the preservation of the community, providing a clean and well‑maintained home for our residents. The Lead Maintenance is responsible for performing repairs in resident apartments and assisting in preparing units for rent (make‑ready). Teach and train the maintenance team and ensure every resident is provided with superior customer service.
Key Responsibilities
Supervising and scheduling maintenance activities
Work with the office team and Property Manager (i.e., walking apartments, move‑in/move‑out reports, etc.)
Determine weekly apartment make‑ready and service request schedules
Report apartments that are ready to show to the Property Manager
Coordinate, schedule, and perform preventive maintenance on equipment and apartments
Determine with Property Manager, requests or emergencies that should be top priority
Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems (HVAC), sprinkler system and any apartment material/maintenance requests within scope of management responsibility
Coordinate effort with the Property Manager to make schedules and assignments. If major appliances or carpets need replacing, discuss with the Property Manager before taking action
Ensure all repairs/replacements necessary for the apartment to be occupied are completed
Ensure all trash from apartments is cleaned out before, during and after make‑ready activity
Assign service requests equally to Service Technician(s)
Determine make‑ready needs by conducting site inspections to ensure that the physical aspects of the community will meet or exceed established standards regarding the grounds, curb appeal, market ready units, risk management/safety requirements, cleanliness, and general appearance
Must get approval from Property Manager prior to placing orders for major expenditures and unbudgeted items
Working with Property Manager and using input from maintenance staff, determine supplies and equipment
Meet budgeted expense goals for the portfolio to ensure profitability
Work with owner/investment partners to maintain and improve the value of the assets
Meet and support company key performance indicators and objectives to meet or exceed organizational expectations (listed below)
Prepare, train and encourage all levels of maintenance staff for the opportunity to be promoted
Periodically check the work progress of each maintenance employee. Provide immediate assistance and instruction as needed
Conduct weekly meetings with Maintenance staff to keep them apprised of current issues
Attends and participates in training programs as required
Monitor the number of times a specific repair must be repeated and determine course of action
Proper administration and compliance of all OSHA regulations
Tour property daily to look for needed maintenance and liability hazards and report to Property Manager
Repair hazards or assign completion of these tasks to the Maintenance Technicians
Secure storage/pool areas check timers and listen for electrical shorts and malfunctioning motors
Quarterly complete written property safety audits
Assist with hazardous weather problems, fires, floods, freezes, etc.
Responsible for overall organization and cleanliness of work areas and maintenance shops
Follow all Key Performance Indicators, like Occupancy more than 95%, Net Leased more than 93%, Renewal retention per month 50% as a minimum standard, 60 days vacant – ZERO, among others KPIs
These KPIs will be subject to change and revision as the market conditions change

Requirements Experience and Education Requirements:
High School diploma preferred
Certified Apartment Maintenance Technician (CAMT) preferred
Will be regularly called upon to work overtime and service calls after hours schedules
Flexibility to work on weekends and accommodate varied schedules
Position prefers 3 years’ experience in on‑site property management; 1 in a maintenance supervisory role. Must have background in supervision and successful track record of accomplishments. Will consider 3 years supervisory experience in a maintenance service‑related business with appropriate certification(s)
Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action
Must have a valid state issued driver’s license
Bilingual (English and Spanish) a plus
Knowledge of OSHA laws and regulations
Familiarity with fair housing laws and regulations
Experience with Onesite (Community Software System) and Microsoft Office Suite including Word, Excel, and Outlook
