Primary Function Performs a variety of HVAC, electrical, carpentry, be able to responsible for ice makers, water heaters, cooler and freezers and all plumbing procedures within the Cherokee Hospital Facility and the outlying clinics. Assists throughout the department as needed with projects and performing related work.
Job Description • Performs general maintenance on HVAC units, as well as trouble shoot electrical circuits. • Must be able to install, maintain, troubleshoot and repair commercial ice makers, and water heaters. • Must be able to do most maintenance and trouble shoot most walk-in coolers and freezers. • Knowledge of HVAC software (Trane) • Other duties include/ but not limited to Environmental Control, Carpentry, Painting, Electrical and Heating and Cooling. • Diagnose mechanical, electrical malfunctions. Perform basic maintenance on air handler, energy wheels, fan coils and heat pumps. • Perform routine inspections of all HVAC, electrical and control equipment. • Maintain records of maintenance and repairs using computerized maintenance programs. • Assists hospital staff and funeral homes with cadavers. • Incumbent will be required to work weekend and on call duties. • May be required to assist with security duties. • Incumbent will perform other job related duties as assigned by supervisor. • Asses vehicles and/or machinery to accurately diagnose and repair issues • Liaise with clients to determine their automotive requirements and communicate vehicular defects or problems • Prepare quotes and work estimates as requested • Keep an accurate log of all work performed • Maintain and clean garage equipment and tools to ensure they are kept in a safe and usable condition at all times • Adhere to company work safety policies • Organizational skills • Ability to schedule • Dexterity and coordination • Mechanical skill and knowledge of mechanical systems • Customer service skills • Trouble shooting skills • Familiarity with complex electronic control systems • Ability to use computerized diagnostic equipment well • Using manual and computerized diagnostic methods to identify potential problems in a vehicle • Explaining mechanical problems and possible solutions to clients • Planning work and testing procedures using charts, experience and other organizational methods • Testing parts and systems to ensure they work correctly • Ensuring all critical parts are checked and tested • Performing basic automotive care, including changing oil and rotating tires • Repairing or replacing worn, old or defective parts of a vehicle
Job Knowledge • The incumbent will be familiar with safety rules and regulations relating to use/equipment, tools, and tagging electrical panels. • Knowledge and skill in numerical to make calculations for installation and repair or equipment. • Knowledge of reading blueprints and specifications and visualize installations. • Knowledge of electrical and pneumatic control systems, electrical malfunctions, pneumatic controlled instrument capabilities. • Knowledge of preventive and corrective maintenance procedures with facilities equipment. • Knowledge and skill to perform a variety of changing duties as required by machinery and equipment repair. • Ability to drive a variety of cars, trucks, and four-wheel drive vehicles. Must have a valid North Carolina driver’s license.
Education/Experience Incumbent must have a minimum of five (5) years experience in Hospital Maintenance, or; incumbent must have a minimum of two (2) years experience and possess licensure or certification in at least one or more of the following: - heating and air conditioning (HVAC)-REQUIRED - boiler maintenance and repair - electrical - plumbing - carpentry - general contracting Incumbent must be able to become proficient with most phases of Hospital maintenance within six (6) months. Initiative and Ingenuity • A high school diploma/GED and class 1 h3 certified to handle Freon is required. • At least 5 years work experience in HVAC. • Must be able to trouble shoot units and must have knowledge of electrical circuits and circuit breakers. • Must possess a valid NC HVAC License and certified to handle Freon. • Must know how to evacuate Freon from compressors, and check for ambient temperatures. • Must be able to trouble shoot various types of heat pumps. • Technical school or college is required; 4-5 years’ work experience in the position would be required to become proficient in most phases of the job. • The incumbent is under the general supervision of the Maintenance Department Manager. • Receives oral and or written assignments, which could be accompanied by sketches, drawings and or blueprints. • Performs all assigned duties in accordance with defined rules, regulations, policies, and procedures. • Incumbent determines the kind and type of materials needed to complete an assignment, which requires individual initiative and judgment when interpreting a procedure relative to each established policy and objective. • Supervisor is available for assistance only on the most complex problems encountered. • Supervisor reviews work to insure the finished projects meet instructions and established practices and procedures.
Mental/Visual/Physical Physical effort is expended in continually standing, walking, stooping, bending, kneeling, climbing, and working in small or cramped quarters. Frequently involved in lifting or carrying objects weighing up to and at times beyond 50 pounds. Need visual acuity for reading blue prints and specifications.
Responsibility for Equipment As an incidental, the incumbent will be required to operate a government-owned or leased motor vehicle in the performance of assigned duties. May be required to repair equipment locate din patient homes. Responsible for the following types of equipment hand radio, hand tools, lawn equipment, electrical equipment, plumbing equipment, etc. Responsible for SAFELOCK key system of hospital. Responsible for monthly preventive maintenance (PM) on equipment. Misuse or abuse of equipment could affect program budget.
Responsibility for Material Incumbent will be responsible for selecting types and amounts of materials needed for assigned projects. Responsible for securing materials and supplies. Responsible for the efficient use of materials. Misuse of materials could result in minor incidents which would reflect poorly in performance evaluation.
Hazards The incumbent could incur broken bones, scrapes, burns, and infections. Exposure to flying objects, insects, noise hazards, and chemical hazards. May perform work where bad smelling fumes are present.
Responsibility for Others Incumbent will be required to transport essential staff to facility in inclement weather. Occasional contacts with patients in clinical and home settings. Responsible for safety of hospital employees, patients, and maintenance technicians.
Working Conditions Work is performed inside and outside in all kinds of weather and is usually dirty, dusty, and greasy. Incumbent may perform work where bad smelling fumes are present. Incumbent is subject to noise from machinery and electrical shock or burns from equipment, exposure to possibility of scrapes, and infections and has occasional exposure to broken bones. Incumbent is required to know and enforce all safety regulations pertaining to working conditions.
