Job Summary
Position Summary:
Assists and works under the direct supervision of the Maintenance Supervisor and performs necessary repairs and preventative maintenance throughout the entire property. May perform duties of the Maintenance Supervisor as required by the needs of the property. Continually strives to increase his/her working knowledge of the property to achieve position of Maintenance Supervisor.
Essential Duties and Responsibilities
Participating in daily groundskeeping duties throughout the community.
Completing work orders as assigned by Maintenance Supervisor and/or Property Manager in order of priority.
Walking all grounds, parking lots or garages, pool areas, amenity spaces, and common areas to remove all waste items and ensure all equipment and community property is in proper working condition and free from safety hazards.
Assisting in the make‑ready process as needed to ensure unit availability for leasing efforts.
Supporting Maintenance Supervisor with all checklists and completing projects as assigned.
Updating all relevant systems of work order and make‑ready statuses for proper tracking and reporting.
Responding to after‑hours and emergency work order calls.
Monitors and assists completion of make‑ready units.
Troubleshoots, diagnoses and corrects minor air conditioning failures (e.g., low freon, bad compressor, fan motors). Must be EPA certified. Ensures filters are replaced in a timely manner. Assists with replacing complete systems as needed. Performs air conditioning repairs and replacements in compliance with federal regulations.
Troubleshoots, diagnoses and corrects minor heating failures (e.g., replace heat strips, exchangers, thermo‑couplings, boilers, tube bundles, etc). Completes preventative maintenance as necessary.
Troubleshoots, diagnoses and corrects minor appliance failures (e.g., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermo‑couplings, etc).
Repairs minor electrical problems (e.g., change out switches, receptacles, fixtures, etc). May work with high voltage 110‑220 volt.
Repairs minor plumbing problems (e.g., change out bibs, seats, pop‑up assemblies, operate sewer machines, sweat copper lines, maintains boiler logs, etc).
Provides minor carpentry, glass and sheet‑rock repairs (e.g., remove/replace doorframes, patch holes in sheet rock, apply texture, repair sub‑floors, repair cabinets, etc).
Assists in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders.
Performs necessary repairs and preventative maintenance on rental units as they become vacant, maintains adequate supply of rental units ready for occupancy and sales presentations, may assist as required and assigned in painting of interior units, office, clubhouse, laundry rooms, common areas, and occupied units.
Repairs/patches carpet and re‑stretches, installs vinyl, or sheet goods.
Re‑keys locks and cuts keys.
Continuously inspects the property for safety hazards that pose a liability or potential liability and corrects those immediately, advising of necessary action.
Shares on‑call duty with Maintenance Supervisor and is available at all times via pager, unless previous arrangements have been made.
Performs reasonable duties under supervisor’s direction in completing resident work orders and requests for service.
Incorporates both safety and customer service in the performance of all job duties.
Maintains consistent and punctual attendance record.
Performs other reasonable duties as assigned.
Additional Duties
Performs daily pool care, assures pool is in proper chemical balance following manufacturer’s directions for use of the same, and area is free of safety violations (e.g., safety equipment, gate functions, etc). Possesses pool operator’s certificate.
Completes minor roof repairs (composition and built‑up roofs). Must be able to climb to and walk on all roof areas of the property.
Performs supplemental landscape maintenance and irrigation system repair so that landscape areas are tidy, trimmed and adequately watered. Replaces sprinkler heads, digs up and repairs broken lines, adjusts time clocks, etc.
Performs supplemental exterminations as needed and allowed by law in vacant units, ant beds, etc.
Travels to suppliers to pick up parcels and supplies as directed.
Other duties as assigned.

Experience Requirements
High school graduate or GED
EPA certification is required
A minimum of two years prior apartment maintenance staff experience is required.
Valid Driver’s License is required
Participate in on‑call rotation
