Overview Van Metre is seeking a Maintenance Technician for The Piedmont Raleigh located in Raleigh, NC. The role reports to the Property Manager and Service Manager and focuses on general maintenance, repairs, and ensuring property curb appeal.

Responsibilities

Assist the Service Manager with overall maintenance of the community.

Schedule and perform preventative maintenance, inspections, and janitorial services.

Perform general repair of property grounds, apartments, and exteriors.

Manage storage areas and inventory of maintenance materials.

Execute unit turn‑over tasks as defined by Van Metre.

Walk the property daily to uphold curb appeal and monitor safety issues.

Report safety or liability concerns to the Service Manager and Property Manager.

Maintain accurate records of all tasks completed.

Monitor and respond to resident service requests in a timely fashion.

Participate in after‑hours emergency requests and cover 24/7 property staff coverage.

Qualifications

1-2 years of maintenance experience or valid training.

Universal CFC Certification preferred.

Strong knowledge of appliance, electrical and plumbing repair.

Basic knowledge of HVAC and electrical circuitry.

Current OSHA, building and safety standards.

Proficient with basic tools and safe use/maintenance of tools.

Professional and courteous manner toward residents, visitors, contractors and employees.

Ability to follow oral and written instructions and maintain effective working relationships.

Compensation & Benefits

Salary: $23.00–$25.00 per hour.

Annual bonus potential, renewal and leasing commissions.
