Maintenance Technician Cal‑Am Properties, Inc. has been a leading private operator of RV resorts, manufactured home communities, and apartment communities since 1988. We are looking for a Maintenance Technician to perform a broad range of maintenance duties essential for keeping the community well maintained and enhancing its value. The Technician will handle service requests, repair and improve vacancies to market‑ready status, and work closely with the maintenance team to meet company standards. The schedule is Monday through Friday, with occasional weekend work and after‑hours duties to address emergencies.

Compensation & Benefits Hourly Pay: $24.00 USD Benefits: Medical, Dental, Vision, Vacation & Sick, 401(k)

Schedule Monday – Friday, 7:00 AM – 4:00 PM with occasional after‑hours for emergencies or weekend work.

Responsibilities

Prepare or assist in preparing all vacancies to a market‑ready condition.

Perform community maintenance functions and record findings in the maintenance log, including light bulb changes, caulking, filter changes, touch‑up painting, lock repairs, snow removal, window covering installation/repair, pool maintenance, minor HVAC maintenance, preventive maintenance, landscape maintenance, etc.

Respond to resident service requests and concerns in a timely manner.

Perform emergency service as required.

Report maintenance concerns for repairs on vacant units, models, clubhouse, and common areas to the Maintenance Supervisor.

Assist in monitoring and controlling maintenance inventory and supplies.

Move heavy objects as requested.

Assist the Maintenance Supervisor or Property/Resort Manager on special maintenance projects, such as preventive maintenance of building components and mechanical systems.

Maintain clean grounds and common areas free of trash and debris.

Work closely with management and maintenance staff to build an integral team that represents the company’s quality and professionalism.

Maintain open communication with Community/Resort management.

Represent the company in a professional manner at all times, on or off the community.

Attend and participate in training seminars as requested.

Assist other staff members as needed.

Deliver communications to residents as required and assist in setting up resident functions and activities.

Drive a motorized vehicle on or off the community for company business.

Qualifications

Minimum education: High School diploma or GED.

Minimum experience: 1 year of general maintenance work.

Field of expertise: General maintenance. Preferred: Plumbing, electrical, carpeting, painting experience, EPA‑certifiable status.

Valid driver’s license and good driving record.
