JOB DESCRIPTION SUMMARY Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.
JOB DESCRIPTION Essential Responsibilities:
Ensure the community’s revenue and occupancy goals by directing marketing, advertising, and sales activities; oversee on‑site traffic; maintain an appropriate inventory of “ready” apartments; set rent pricing and concessions; and monitor day‑to‑day sales and leasing activities.
Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy; and apply creative pricing, concession, leasing incentive, and advertising strategies to boost traffic and leases.
Develop print and internet advertising strategies; use available technology to promote the community and communicate with prospective prospects; and use the company’s property‑management software to generate sales and leasing reports that monitor results.
Collaborate with the maintenance team to ensure the community’s physical aspects meet the company’s standards for appearance and safety; develop activities and programs to enhance the salability of apartments and the community as a whole by inspecting “ready” units, creating mini‑models, and employing merchandising techniques.
Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures in accordance with established policies and procedures.
Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance; access the company’s internal resources to support solution strategies; and present marketing and leasing strategies and results to clients, owners, and other business managers.
>Oversee the lease renewal program, including sponsoring resident lease renewal functions, managing communication and notification processes, and assisting with resident move‑outs as necessary. Respond quickly and courteously to resident and client/owner concerns and questions; take prompt action to solve problems and/or document and convey resident requests to the appropriate individual(s).
Supervise the community’s leasing team members by interviewing, hiring, orienting, and training employees, and manage their performance in accordance with company policies, values, and business practices.
Required Licenses or Certifications
All licenses and or certifications required by state and local jurisdictions.
Valid driver’s license to drive a golf cart on property.
COMPENSATION The hourly rate for this position is $23.00 – $25.00.
ADDITIONAL COMPENSATION
Corporate Positions: In addition to the base salary, eligibility for quarterly or annual bonus programs based on individual and company performance.
On‑site Property Positions: In addition to the base salary, eligibility for weekly, monthly, and/or quarterly bonus programs.
