Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and ensure they are in move‑in‑ready condition; schedule any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions that may impact occupancy and sales; develop and implement short‑ and long‑term marketing plans to sustain occupancy; follow the community’s policies on concessions, specials, and other programs.

Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific plans, drives, and programs.

Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Maintain the community and show units to meet company standards for show quality; inspect the marketing corridor and leasing tour daily; communicate maintenance and upkeep needs; merchandise and ensure a physically appealing show unit or model; prepare the leasing office for daily leasing activities.

Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize decisions to lease or renew.

Execute and support the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions; take prompt action to solve problems and/or document and convey requests to the appropriate individual.

Required Licenses or Certifications

All state and local licenses and certifications as required.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry up to 25 pounds independently and up to 50 pounds with assistance.

Travel may be required for training, meetings, or assisting other properties.

Work a flexible schedule, including evenings, weekends, and holidays.

The hourly range for this position is $18.00 – $20.00.

Additional Compensation

Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance.

Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
