Junior VP - Residential @ Engel Realty Company, LLC | Business Administration and Management We’re looking for an Assistant Property Manager who actually likes structure, takes pride in doing things the right way, and shows up ready to work. This is a solid 124‑unit community in Southeast Kansas City with a lot of potential. What we need now is someone dependable, organized, and steady. POSITION SUMMARY The Assistant Property Manager will be responsible for the day-to-day operations of managing and leasing residential properties such as: keeping all resident files up-to-date, accounting for rents paid through the resident portal, and handling delinquent residents. The Assistant Manager will also serve as back‑up to the Property Manager.

DUTIES/RESPONSIBILITIES

Greet visitors, prospective tenants, and current residents.

Assist Property Manager with coordinating move‑ins, move‑outs, and annual inspections.

Meet with prospective tenants to show properties, conduct interviews, receive rental applications, and explain terms of occupancy.

Conduct background and credit checks and verify other references as directed by Property Manager.

Maintain an excellent customer service relationship with residents, vendors, co‑workers, and the community.

Monitor the timely receipt and reconciliation of rent collections and ensure landlord/tenant statutes are followed.

Assist with sending out lease renewal reminders.

Coordinate with tenants and third parties to address maintenance and facility needs including coordinating and responding to work order requests.

Coordinate with outside vendors to arrange for trash removal, maintenance, landscaping, security, unit turnovers, and other services.

Investigate and help to resolve tenant complaints, disturbances, and violations.

Inspect model and available “make‑ready” units; ensure units and property are fresh, tidy, and in good repair.

Create, develop, and maintain a wait list as needed.

Manage use of shared facilities such as fitness and mailrooms, recreation areas, laundry facilities, and meeting or gathering spaces.

Handle the collection of rent payments, security deposits and application fees.

Assist with record‑keeping, filing, bookkeeping, and paperwork as required.

Create, develop, and maintain a list of promotions and discounts.

Inform residents of any changes to rental agreements or upcoming property issues.

Develop and implement marketing strategies to attract renters.

Deliver notices/flyers to resident doors.

Perform other related duties as assigned.

POSITION TITLE: Assistant Property Manager

DEPARTMENT: Residential

DIRECT REPORTS: Supervises staff in Property Manager’s absence

STATUS: Non‑exempt

SCHEDULE: Monday – Friday (business operating hours); some weekends

REQUIRED SKILLS/ABILITIES

Outgoing, friendly attitude and ability to make others feel welcome and comfortable.

Strong verbal and written communication skills.

Excellent interpersonal and customer service skills.

Excellent critical thinking and problem‑solving skills.

Supervisory and leadership skills, with ability to train others preferred.

Understanding of housing laws, guidelines, and best practices of property management.

Proficient with Microsoft Office Suite or related software.

EDUCATION AND EXPERIENCE

High school diploma or equivalent required.

Two (2) years’ experience in property management or related experience preferred.

PHYSICAL REQUIREMENTS

Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.

Must be able to lift up to 15 pounds at times.

Must be able to traverse a variety of properties with stairs and in a variety of weather.

Must be able to work weekends and/or evenings on an as needed basis.
