Duties And Responsibilities
Ensures security of all guests is maintained at all times.
Performs a variety of skilled tasks involving standard methods related to the operation and maintenance of physical plant facilities.
Maintains work order log and follows up as required. Reports status to supervisor. Logs trouble calls with contractors as appropriate.
Performs work in at least three of the following trades in the maintenance and repair of buildings and related fixtures: plumbing; washer/dryer repair; heating ventilation and air conditioning (HVAC); electrical repairs; carpentry; painting.
Plumbing – makes plumbing repairs, installs water heaters, garbage disposals, faucets and sinks, and repairs fire sprinkler systems and showers. Inspects and repairs utility supply and disposal systems according to building plans and blueprints.
Washer–dryer repair – performs routine maintenance, cleans lint ducts and vents, replaces hoses and fittings, and refers complex problems to supervisor.
HVAC – recognizes causes of faulty equipment and performs repairs on domestic and commercial refrigeration and air conditioning units. Works from blueprints and work orders, selects proper tools, and performs repairs according to trade practices.
Electrical – removes, replaces, tightens, splices, soldering, and insulates defective wiring and fixtures. Install or repair electrical systems incidental to construction or maintenance. Uses test equipment to locate and correct faults.
Carpentry – constructs, installs, repairs, and modifies wood structures, frames, staircases, door and window frames, and interior trim. Operates wood‑working machines and follows blueprints.
Painting – applies coating materials by brushing, rolling, or spraying. Prepares surfaces, mixes coatings, and ensures smooth, decorative finishes.
Performs other related duties as assigned.
General Experience One year of experience with maintenance practices involving buildings, grounds, fixtures, and equipment.
Substitution of Education for Experience One year of high school education may be substituted for 3 months of general experience, up to a High School Diploma or GED for one year of general experience.
Specialized Experience Three years of general maintenance work involving a variety of trade practices (air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, painting). Includes knowledge of safety, environmental rules, and basic safe work practices.
Physical Requirements Standing, stooping, bending, kneeling, climbing, and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry, or painting) is preferred.
