About the role The Building Maintenance Technician III performs independently across multiple trades to ensure City facilities, utilities, and equipment are safe, reliable, and compliant. This role combines hands‑on technical work with task planning, trade mentoring, and controls programming for modern HVAC systems.
What you’ll do
Execute skilled maintenance, construction, and repairs across
electrical ,
HVAC/DDC controls ,
carpentry ,
plumbing ,
locksmithing ,
welding/metal fabrication , and
painting , ensuring compliance with applicable codes and safety regulations.
Plan and lay out work: interpret drawings/blueprints, estimate labor and materials, and manage inventories of tools, supplies, and equipment.
Inspect, service, and repair electrical systems (including emergency generators, photovoltaic systems, wiring, panels, switchgear) and diagnose/replace defective components.
Install, program, and troubleshoot
HVAC DDC control systems
(LonMark/LonWorks MicroNet, BACnet); maintain compressors, relays, motors, drives, valves, exchangers, and related devices.
Perform carpentry (structures, cabinetry, drywall, insulation, finish work) and plumbing (faucets, fountains, toilets/urinals, piping, soldering, heaters/boilers).
Communicate with City personnel/partners to coordinate work and maintain accurate records of activities performed.
High school diploma (or equivalent)
plus
completion of an approved apprenticeship program.
3+ years
increasingly responsible, journey‑level experience in maintenance/HVAC/construction trades.
EPA 608 certification
(40 CFR Part 82, Subpart F).
Proficiency with
HVAC controls
(LonMark/LonWorks MicroNet,
BACnet ) and
Invensys Building Control Systems
( WorkPlace Pro ,
WorkPlace Tech ).
Preferred skills
Experience with emergency generators and photovoltaic systems.
Strong multi‑trade skill set (electrical, carpentry, plumbing, locksmithing, welding, finishing/painting).
Ability to read plans/diagrams, estimate materials, and work independently while mentoring entry‑level personnel.
Indoor/outdoor; seasonal heat/cold; potential exposure to fumes, dust, oil/grease, and noise.
Frequent lifting/pushing/pulling of heavy objects; walking on uneven surfaces; bending/stooping/kneeling/crouching.
Regular ladder/scaffold work and heights; use of power tools with moving parts; occasional cramped/confined spaces.
