Dark Utilities C+Q Project Manager (Warehouse)

We are seeking a highly experienced Commissioning & Qualification (C&Q) Project Manager with deep expertise in dark utilities to lead the delivery of a large‑scale automated warehouse construction project. This role demands strong technical leadership, the ability to coordinate numerous contractors, and hands‑on ownership of C&Q activities in a fast‑paced, high‑stakes environment.
Key Responsibilities
Lead and oversee the primary construction firm responsible for the automated warehouse build, along with 10–15 supporting contract agencies.
Provide subject matter leadership for Commissioning & Qualification of dark utilities, including HVAC systems and air handling units (AHUs), chilled water and steam systems for heating, compressed air systems (equipment use; non‑product contact), electrical power distribution, Building Management Systems (BMS), cooling towers and chilled water loops.
Ensure alignment between construction execution and C&Q requirements by working closely with construction management and the C&Q team.
Coordinate activities across multiple vendors, contractors, and internal stakeholders to maintain schedule, quality, and compliance.
Participate in and contribute to technical and project meetings with mechanical leads and cross‑functional project leadership.
Serve as the primary C&Q authority for dark utilities throughout the project lifecycle.
Qualifications & Experience
10+ years of hands‑on experience in C&Q and project leadership for dark utilities (15+ years preferred).
Demonstrated success managing complex, multi‑contractor capital projects.
Strong understanding of C&Q execution integrated with construction activities.
Industry experience in pharmaceutical, medical device, chemical, or power generation environments.
Proven ability to operate independently, make sound decisions, and perform effectively under pressure.
Excellent communication, stakeholder management, and leadership skills.
