Position Summary The Project Executive is the senior member of the Project Team and has the most authority to deal with Owners, Architects, Engineers, Designers, Building Management and Subcontractors. Project Executives are responsible for overall Client relations & satisfaction, all financial matters relating to the Project and oversight of the Project Team.

Responsibilities Divisional Operations

Project oversight:

Responsible for managing the staff and activities for an assigned project(s). Communicate project status updates to the Division VP on a regular basis, including prepared status reports.

Schedules:

Provides oversight of project team to verify schedules are on target and up-to-date. Coordinates scheduled site visits and reviews with project team. Provides oversight for any changes to the project. Troubleshoot problems and make necessary adjustments to avoid risk and provide a positive client experience.

Preconstruction:

In conjunction with Division VP, support preconstruction efforts on project including budgeting, bid preparation, reviewing bids, RFP and presentation preparations. Oversee the estimating for the project.

Buy-outs:

Within guidelines, negotiation on the buy-out for the various trades involved. Review and approve all project purchase orders, subcontracts and change orders with all vendors to maintain financial control of the project. Will also review and approve buy-out recommendations to Client prior to submission.

Investigate new subcontractors, vendors, designers, etc. to offer the highest quality in support of the Bulley & Andrews reputation.

In conjunction with DVP, responsible for Owner and Subcontractor contract review within division.

Talent

Recruits high quality talent through networking within the industry and involvement in professional organizations.

Actively participates in the interview and selection process.

Manage staff performance, provide feedback and address any performance concerns. Communicates with staff on a regular basis including individual & team meetings as appropriate. Manage review process for SPM & PM staff.

Mentors, coaches and develops staff creating a high performing and engaged team.

Ensure safety standards are enforced and site maintenance is held to a high standard.

Financial

Responsibility for the financial health and well-being of each project under his/her control. This includes ensuring project budgets are maintained, tracking project expenditures against budget. Fiscal planning includes reporting, tracking and strategic planning in conjunction with the DVP, EVP & CFO.

Final responsibility to insure budgets are maintained for the various projects.

Signs-off on all Contract Change Orders within guidelines.

Tracks project expenditures against budgets and cash flow projections to verify location on schedule timeline.

Communicates on a regular basis with DVP information on client relations, billings and collections.

Financial oversight of subcontractor payments and payouts.

Strategy & Leadership

Company Ambassador:

Develop and nurture positive public relations in the Construction, Architecture, and local divisional communities. Strive for continuous self-improvement, civic mindedness, and learning through continuing education, industry seminars, community involvement, etc. Participates in Company activities and initiatives. Will participate in a champion group (LEED, Lean, Virtual construction, other training).

Business Development:

Actively pursues the development of new projects within the existing group of Architects, Clients, Designers, etc. as well as pursues other new leads for the Company. Builds and maintains strong client relations.

Qualifications

Bachelor’s degree in Construction Management, Engineering, Architecture or a related degree preferred.

8 to 10 years of experience or equivalent level of education combined with experience desired.

Extensive knowledge of construction project management/accounting-related software applications.

Demonstrated success managing people, including hiring, evaluation and coaching.
