About the Role GoldSoil is seeking a Transaction Coordinator to support the execution of land transactions from contract to close. This role focuses on coordination, documentation, communication, and data accuracy to ensure transactions move efficiently and close on time.
The Transaction Coordinator works closely with the Transaction Manager, Acquisitions, Title, and Operations teams to keep deals organized, compliant, and on schedule.
Key Responsibilities Transaction Coordination
Support land transactions from contract execution through closing
Coordinate with sellers, buyers, title companies, attorneys, and escrow partners
Track deadlines, documents, and closing milestones
Assist with scheduling closings and recording documents
Documentation & CRM
Maintain accurate transaction records in Salesforce or similar CRM
Upload and organize contracts, disclosures, title documents, and closing statements
Ensure files are complete, accurate, and audit-ready
Title & Closing Support
Assist with reviewing title commitments and identifying outstanding items
Support curative efforts by tracking required documents and follow-ups
Help prepare HUDs and closing packages for review
Communication & Follow-Up
Provide timely updates to internal teams and external partners
Respond to transaction-related questions and requests
Escalate issues or delays to the Transaction Manager
Conduct comprehensive
property and title due diligence , including review of road access, legal restrictions, HOA covenants and bylaws, and existing land surveys
Perform
county-level research
by coordinating with Planning, Land Use & Zoning, Tax Assessor, and other relevant municipal departments
Verify zoning compliance, land-use constraints, and development feasibility
Analyze title documentation, identify defects or encumbrances, and assess curative requirements
Compile and present due diligence findings to the Transaction Manager
for final approval and recommended course of action
Coordinate with escrow, title, legal, and brokerage partners to resolve issues impacting transaction viability
Leverage local market and neighborhood knowledge to identify potential risks and opportunities
Maintain organized documentation and reporting to support acquisition and disposition decisions
Required Experience & Skills
Experience in real estate transactions, coordination, due diligence or closing support
Familiarity with title companies, escrow processes, and real estate documentation
Strong organizational skills and attention to detail
Experience using CRMs (Salesforce preferred)
Proficiency with Google Workspace (Gmail, Drive, Calendar)
Comfortable managing multiple transactions
Strong written and verbal communication skills
