Community Association Manager / Portfolio Community Manager Salary: $70,000 - 85,000 Location: Chicago, IL

The Role We’re looking for an experienced Community Association Manager (CAM) to oversee a portfolio of condominium and townhome communities. In this role, you’ll partner closely with Boards of Directors to manage day-to-day operations, guide governance matters, and ensure each community is well maintained, financially sound, and running smoothly.

This is a hands-on, client-facing role ideal for someone who’s organized, responsive, and comfortable managing multiple priorities.

What You’ll Do Manage a portfolio of condominium and/or townhome associations Serve as the primary point of contact for Boards, homeowners, vendors, and internal teams Prepare for and attend board meetings; present management reports and follow up on action items Oversee building maintenance, repairs, and capital improvement projects from bidding through completion Inspect properties and vendor work to ensure quality and contract compliance Develop operating budgets, reserve plans, and capital improvement budgets Review financials, invoices, and payables as directed by each association Coordinate vendors, contracts, and ongoing maintenance plans Respond to homeowner and board inquiries in a timely, professional manner

What You Bring 3+ years of condominium and/or portfolio property management experience CAM license required or strongly preferred; CMCA a plus Strong understanding of association operations, accounting, and building maintenance Excellent communication, organization, and time-management skills Comfortable working independently while managing multiple communities Proficiency with Google Workspace and/or Microsoft Office; xsgimln accounting software experience a plus Bachelor’s degree or equivalent professional experience

Additional Details Local travel between properties required; valid driver’s license needed Flexibility for evening meetings or emergency response as needed
