JR100017**Job Title**Asset Manager - C**Pay Rate**United States of America (Salary)**Time Type**Full time**Summary**Under general direction, is responsible for the planning, directing, managing and overseeing the activities and operations of the Asset Management Division, to include real estate services; property and facility management and maintenance; lease and license agreements for real property, public right of way, asset development and marketing and space planning. Coordinates assigned activities with other County departments and outside agencies, and exercises direct supervision over assigned management, professional, technical, and clerical staff**Duties and Responsibilities:*** Manages and coordinates disposition of County properties to include those acquired through Tax Foreclosure and Sheriff's Sale* Coordinates all aspects of the property/space location process for County Offices and departments, including consultation with Elected Officials/Department heads and negotiation with leaser* Negotiates leases, license agreements and sale of County Property and the purchase of property for County use* Conducts surveys of real estate cost per square foot, current inventory in areas where County offices are located or seeking to locate, rental rates, and leasing policies* Obtains and reviews property appraisals, Acquisition procedures, and initiates required documentation for foreclosed property sale* Prepares and distributes computerize listings of properties available for sale to Commissioners Court and the general public* Serves as liaison between staff and attorneys and assists in the preparation of court cases* Reviews and prepares various real estate instruments used by the County* Submits perspective buyer and seller
proposals for Commissioners Court consideration* Maintains documentation for all tax, foreclosed and other property sales or purchases* Performs related duties as required**Minimum Qualifications:*** Graduation from an accredited college or university with Bachelor's Degree with coursework in Finance, Real Estate, Business Administration, or a related field. Five (5) years of experience in real estate appraisal, property acquisition, real property management, or a directly related field, including (3) years of administrative or supervisory experience or an equivalent combination of education and experience* Considerable knowledge of commercial and residential real estate foreclosure, appraisal, sale and rental; knowledge of contractual and legal language; knowledge of laws pertaining to the acquisition and disposition of property; knowledge of property values and the methods of appraising property* Ability to manage multiple projects simultaneously; ability to analyze data and prepare reports; ability to make presentations; ability to communicate effectively, both verbally and in writing; and to establish/maintain effective working relationships with co-workers, County employees, Elected Officials and the general public* Must have a valid driver's license* May work more than 40 hours during the workweek**Working Environment and Physical Demands:*** Physical requirements include occasional lifting/carrying of 35-40 lbs* Visual acuity, speech, and hearing* Hand and eye coordination and manual dexterity necessary to operate computer keyboard* Subject to bending, twisting, standing and handling to perform the essential functions* Working conditions are divided between an office environment and field environment**Working With Bexar County**Bexar County offers employees a competitive salary, retirement, and benefits.
