Overview

Maintenance Technician role at Conifer Realty. Responsible for the general maintenance and cleanliness of the building(s) including grounds and fixtures. Position reports to a Community Manager, Maintenance Supervisor and/or the regional Maintenance Mentor. Requires effective customer service skills to interact with residents, contractors, visitors and to resolve issues and maintenance matters daily. Will handle duties outlined in the Maintenance Policy & Procedure Manual. Responsibilities

Monitor building(s) and grounds to ensure a neat and clean presentation and environment. Perform routine painting, minor plumbing, minor electrical work, carpentry, drywall, cleaning and related maintenance activities using hand and power tools. Adhere to all written and verbal instructions and ensure materials and tools are stored properly. Complete grounds maintenance tasks (mowing, trimming, shrubbery, flower beds) and snow/ice/debris removal. Remove trash and dispose of it in designated areas; maintain tools and equipment in a clean, orderly, and safe manner. Ensure building security during and after work; report security violations to management. Report the need for major repairs to supervisor; address emergency maintenance problems and environmental hazards promptly. Follow company policies, health and safety procedures; participate in on-call duties as required (respond within 30 minutes). May work overtime and may be required to assist at other Conifer locations as needed. Perform other related maintenance and cleaning duties as assigned. Qualifications & Experience

Minimum 1-2+ years of hands-on apartment maintenance experience preferred. Experience with painting, minor plumbing and electrical work, carpentry, drywall; HVAC knowledge is a plus or willingness to train. Knowledge of safety rules for cleaning supplies and maintenance equipment; ability to read and understand policies and manuals. Computer navigation for timekeeping, online training, development, and work order processing. Reliable transportation, valid driver's license, and auto-insurance to assist with supplies, respond to on-call emergencies within 30 minutes, and assist with snow removal when needed. Education

Minimum High School Diploma/GED; vocational training in building/construction/maintenance a plus. Certifications in environmental hazards, maintenance, building/construction a plus or willing to obtain. OSHA knowledge helpful. Requirements

Self-motivated, reliable, good attendance; excellent customer service and collaborative communication skills. Very organized with excellent time management and multi-tasking abilities to meet deadlines, including extended hours when needed. Ability to work independently and as part of a team; flexible and adaptable to changing projects. Professionalism, good judgment, problem-solving, and strong listening/communication skills. Willingness to take on new projects and a pleasant, hardworking approach.
