Maintenance Technician

Responsibilities
Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits.
Conduct light plumbing work, including clearing stoppages and replacing fittings.
Carry out carpentry tasks such as fitting doors, freeing windows, and building shelves; sand and refinishing floors; exterior and interior painting.
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
Assist with custodial and grounds work: sweeping, mopping, vacuuming, trash collection, window cleaning in common areas.
Respond to work orders, resident requests, and concerns in a timely and professional manner.
Support apartment move‑in and move‑out inspections; help the Maintenance Manager or Community Manager schedule annual apartment inspections; complete make‑ready processes for vacant apartments.
Maintain knowledge of water and gas meter cut‑offs; all apartment and fixture cut‑offs, sewer clean‑outs, and post map of same.
Keep accurate records of preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders; perform scheduled maintenance on all equipment based on manufacturer manuals.
Report maintenance or resident‑related concerns to manager in a timely manner.
Periodically inspect all units, buildings, and common areas; perform repairs and janitorial assistance as needed; ensure storage areas and entrances are locked and adequately lit.
Attend training seminars; operate within OSHA standards and company safety policies.
Ensure professional interactions with residents, contractors, and property management on all maintenance services provided.
Track stock control and utilization of maintenance materials as required.
Perform other duties as assigned.
Qualifications
Minimum of 1 year maintenance experience or related field.
High School Diploma; training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, and air‑conditioning.
Valid Driver’s License and acceptable driving record (may be required).
Trade school and/or military training is a plus.
Willingness to pitch in beyond strictly repair maintenance (custodial, gardening, painting).
Personable, trustworthy, works well with residents and co‑workers; safety conscious.
Ability to read, speak, and comprehend work instructions and safety notices in English.
Physical Demands Lifting up to 30 lbs; standing, walking, sitting; pushing, pulling, twisting; climbing stairs and ladders; stooping, kneeling, crouching, crawling; driving cars/trucks/equipment; computer work. Lifting/carry above 30 lbs; pushing/pull above 30 lbs.
Working Conditions
Exposure to dust, fumes, solvents; variable lighting and noise.
Must work evenings, weekends, and holidays if required for emergency, on‑call, or scheduled shifts.
Salary Range $23.00‑$25.00 per hour
