Job Summary
Under general direction and in compliance with standard operating procedures and policies, installs, maintains, and repairs heating, ventilation, air conditioning, and refrigeration (HVAC/R) systems and units. Utilizes electronic work management system and portable smart devices to receive and complete work requests. Maintains City facilities to ensure a comfortable, safe, and well-functioning environment for employees and visitors. Adds or replaces new equipment and troubleshoots current equipment as necessary. Assists other maintenance disciplines and departments as assigned to include performing routine general maintenance, plumbing, carpentry, and preventative building maintenance. Subject to on‑call availability (scheduled rotation) and overtime. Assists with special projects and events and supports inclement weather operations.
Essential Functions
Maintain HVAC/R Units:
Conduct regularly scheduled maintenance as directed, inspecting buildings and identifying preventive maintenance needs to ensure that HVAC systems are maintained in good working condition. Diagnose and troubleshoot refrigeration units (e.g., reach‑in and walk‑in refrigerators and freezers) as well as washing machines, clothes and hand driers, and ice machines. Install gas lines and duct work, recover and recycle refrigerants to Environmental Protection Agency (EPA) standards, perform pressure tests, interpret results, and perform metal fabrication as required. Repair existing equipment and install new equipment as necessary. Purchase refrigerants and record usage as needed. Review and understand blueprints, building codes, and specifications to ensure accuracy and compliance of work.

As assigned, assist other maintenance disciplines to include, but not limited to performing basic plumbing, carpentry, and general building preventative maintenance.

Job Requirements
High school diploma or equivalent.
Over two (2) years of experience performing HVAC/R maintenance and installations.
Universal refrigeration certification.
FEMA training and certifications I.C.S. 100, I.C.S. 552, and I.C.S. 700, within three (3) months of employment.
Preferred Qualifications
HVAC Journeyman certification
Driver's License Requirements
Valid South Carolina Class D Driver's License.
Performance Requirements Knowledge of:
Installation, repair, and maintenance of HVAC/R systems in commercial spaces.
Applicable codes and best practices.
Basic electrical, plumbing, landscaping, and general maintenance.
Ability to:
Make modifications to existing HVAC/R systems and design for new systems.
Effectively plan and estimate work in most efficient manner to minimize facility downtime.
Problem solve in the use of equipment and material, as well as, the application of proper techniques and procedures.
Read, comprehend, and follow safety and operation procedures.
Read and comprehend commercial blueprints and manufacture operation manuals.
Make intermediate mathematical calculations (e.g., fractions, percentages, ratios/proportions, and measurements) and draw logical conclusions.
Prepare reports and estimates for repair work and equipment recommendations.
Communicate maintenance requirements to outside vendors and contractors.
Work in confined spaces, attics, and crawl spaces in all weather conditions.
Use pipe thread machines, brazing, cutting equipment, hand tools, meters, gauges, and refrigerant reclamation equipment.
Operate general office equipment to include, scanner, printer, copier, telephone, and computer with Microsoft Office Suite.
Operate smartphone and/or computer tablet and computerized maintenance management system (CMMS) to receive daily work orders.
Drive a City vehicle between facilities and job sites.
Working Conditions Primary Work Location Office environment, warehouse, shop, vehicle, confined spaces and outdoors (roof top).
Protective Equipment Required Safety glasses, safety shoes, gloves, safety vests, fall arrest, and protective clothing.
Environmental/Health and Safety Factors Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Daily exposure to extreme temperature as well as mechanical and electrical hazards. Weekly exposure to wetness and/or humidity as well as respiratory and physical hazards. Monthly exposure to noise and vibration as well as chemical and fire hazards.
Physical Demands Constantly requires hearing, vision, talking, carrying, fine dexterity, handling/grasping, and reaching. Frequently requires lifting, twisting, bending, kneeling, balancing, standing, and walking. Occasionally requires pushing/pulling, climbing, crouching/stooping, sitting, and foot controls. Heavy strength demands include exerting up to 20 pounds constantly, exerting 20-50 pounds frequently, and exerting 50-100 pounds occasionally.
Mental Demands Frequently requires frequent change of tasks. Occasionally requires time pressures, performing multiple tasks simultaneously, tedious or exacting work, noisy/distracting environment, and working closely with others as part of a team.
