Summary Perform a variety of maintenance tasks necessary to maintain and enhance the value of an apartment community in a timely, professional, and courteous manner.

Schedule

8‑hour shift

Monday to Friday

On‑call as needed

Weekend availability

Work Location One location.

Duties and Responsibilities

Maintain excellent customer service.

Ensure all service requests and repairs are completed thoroughly and in a timely manner.

Maintain an organized, clean, and safe work area.

Assist the Maintenance Supervisor with inventory monitoring of equipment, tools, parts, and supplies.

Comply with all personnel management policies and procedures.

Maintain a preventative maintenance schedule.

Communicate effectively with residents, fellow employees, vendors, and supervisors.

Work with the Supervisor to maintain an effective preventative maintenance program and adhere to budget guidelines.

Assist with the hazard communications program and ensure adherence to company safety policies.

Inspect grounds, buildings, and other community features to minimize liability concerns.

Ensure the physical condition of the community meets operating and safety standards.

Maintain excellent curb appeal at all times.

Assist residents with move‑in/move‑out processes as needed.

Schedule and perform all maintenance/repair‑related turn events.

Perform scheduled maintenance on equipment based on manufacturer recommendations.

Address complaints and resolve issues promptly and professionally.

Maintain accurate records.

Contribute to the general upkeep and cleaning of office, common areas, and models.

Perform other maintenance/repair work directed by the Property Manager or Supervisor.

Assist in daily clean‑up of exterior areas, breezeways, and all common areas.

Maintain swimming pool, including cleaning and chemical logs.

Participate in on‑call rotation for emergency service.

Adhere to the company dress code.

Perform additional tasks and responsibilities as required.

Licenses / Equipment

Reliable transportation for emergency on‑call duties.

EPA certification Type I and II.

Additional licenses and certifications as required by local, state, or federal law.

Proficiency with general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.

Use all equipment safely and without jeopardizing others.

Wearing appropriate safety equipment and apparel, including proper footwear (work boots).

Must Be Able to Diagnose and Assist with Repairs of the Following

Major appliances

HVAC (including EPA Certification)

Basic‑Intermediate plumbing

Basic‑Intermediate electrical (when no license required)

Sheetrock

General carpentry

Pool care (if required by community)

Roofs and gutters

Painting

General irrigation maintenance and repairs

Landscaping

Fountain maintenance and repairs

Foundation/sidewalk repairs

Ice/snow removal

Golf cart and small engine maintenance

Physical Activities

Frequent lifting and moving up to 75 pounds.

Frequent bending, stooping, and ladder use to access equipment.

Qualifications

Previous maintenance experience (preferred).

High school diploma or equivalent.

Ability to pass a background check.

Fluent in reading and writing English.
