Job Summary The Maintenance Supervisor plays a key leadership role in ensuring the operational excellence, safety, and appearance of the property. This position oversees all aspects of facility maintenance, including unit turns, systems repairs, vendor coordination, and team supervision. Working closely with site leadership, the Maintenance Supervisor sets the tone for maintenance standards, prioritizes service requests, and ensures compliance with Evergreen’s protocols and regulatory requirements. This role combines hands‑on technical expertise with strategic oversight and team development responsibilities.
Valid EPA certification

Key Responsibilities Maintenance Oversight
Lead the day‑to‑day operations of the maintenance department, ensuring timely and high‑quality resolution of work orders, preventive maintenance tasks, and unit turns.
Oversee the inspection and maintenance of property systems including HVAC, electrical, plumbing, and mechanical infrastructure.
Monitor maintenance staff workloads and prioritize tasks to align with property needs and regulatory deadlines.
Ensure all safety equipment and building systems are in proper working order and documented accordingly.
Team Leadership & Staff Development
Supervise, train, mentor, and evaluate maintenance and janitorial staff in coordination with the Property Manager.
Conduct onboarding for new team members, deliver ongoing technical training, and reinforce Evergreen’s service and safety standards.
Develop weekly and emergency on‑call schedules to ensure 24/7 coverage and response capability.
Vendor & Contract Management
Source and evaluate vendors for contract maintenance, repairs, and capital projects.
Coordinate and monitor contractor performance to ensure work is completed on time, within budget, and up to Evergreen standards.
Review contracts, track expiration dates, and provide input for renewals or re‑bidding as needed.
Preventive Maintenance & Asset Management
Create and manage property‑specific preventive maintenance plans, including schedule adherence and documentation.
Maintain an organized inventory of tools, equipment, and supplies; issue purchase requests and monitor expenses.
Coordinate inspections related to building systems, municipal compliance, insurance requirements, and funding agencies.
Regulatory & Safety Compliance
Enforce OSHA, EPA, and Fair Housing safety protocols across all maintenance activities.
Conduct regular safety audits, maintain updated SDS binders, and document any incidents or exposures.
Lead hazard identification and resolution efforts involving LBP, asbestos, mold, radon, or chemical spills in partnership with FMCS and/or third‑party providers.
Ensure all team members consistently use PPE and follow lock‑out/tag‑out and confined space entry procedures as required.
Collaboration & Communication
Partner with the Property Manager to develop and manage the annual maintenance budget and capital plan.
Communicate clearly and professionally with residents, vendors, staff, and regional leadership.
Participate in regular operations meetings and submit required maintenance reports accurately and on time.
Education & Experience
High school diploma or GED required.
Trade school certification(s) in HVAC, electrical, or plumbing preferred.
CAMT certification preferred.
Minimum 5 years of maintenance experience, including 3+ years in a leadership role.
Certification, Licenses & Other Requirements
Valid driver’s license and auto insurance.
Availability for on‑call rotation, after‑hours emergencies, and weekend coverage.
Familiarity with safe use and maintenance of:
Hand Tools: wrenches, saws, snips, posthole diggers, etc.
Power Tools: drills, grinders, sanders, saws, etc.
User‑Moved Aids: dollies, jacks, ladders, buckets, etc.
Mechanical Equipment: motors, pumps, compressors, augers.
Measuring Devices: voltmeters, ohmmeters, gauges, etc.
Work Environment / Physical Requirements
Regularly required to: stand, walk, climb, stoop, kneel, crouch, or crawl.
Lift/move up to 50 lbs frequently and up to 100 lbs occasionally.
Exposure to: indoor/outdoor conditions in all seasons.
Moderate noise levels and occasional airborne particles.
