Job Description Job Description General- Responsible for handling the daily operations of three residential properties in Hartford. Oversees leasing, marketing and other support staff and company functions. Provides information on operating costs as well as the annual budget for the properties. May be responsible for development and implementation of programs designed to increase occupancy or lease renewal rates. Marketing: Keep properties occupied with qualified tenants through advertising, lead follow up, and keeping accurate and up to date waiting lists through effective wait list management. Complete rental agreements, annual income certification compliance paperwork, select qualified tenants, collect deposits and rents, enforces the terms and conditions contained in the rental agreements, and resolve tenant complaints. Facility Management: Coordinate maintenance and repairs with maintenance manager, negotiates contracts with vendors, regularly inspects property to ensure it is in good working order, quickly resolves emergency maintenance issues, answer after hours emergency calls and coordinates required response. Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services, lessee's agreement, and operating budget. Employs, or contracts for services of security, maintenance, and grounds keeping personnel and onsite management personnel if required. Purchases supplies and equipment for use on leased properties. Responsible for reporting on status of properties such as occupancy rates and dates of expiration of leases. Contacts utility companies to arrange for transfer of service for tenants. Reviewing monthly financial reporting as provided by the Accounting Department and requesting necessary detail information for budget variances. Directly supervises maintenance employees and administrative assistants. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.
