Maintenance Technician – Waterford Apartments
Maintains efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structural, and appliance.

Responsibilities
Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
Respond promptly to resident work order requests and notify management upon completion or pending work due to backordered supplies.
Responsible for the daily repair and upkeep of the community.
Perform routine maintenance punch on vacant units prior to new resident occupancy.
Maintain the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.
Keep work area, tools and equipment clean and maintain company provided tools.
Report unusual or extraordinary circumstances regarding the property or residents.
Maintain required property uniform and ensure professional appearance and behavior at all times.
Provide courteous, efficient response at all times.
Keep pools, fountains, hot tubs, and other amenity areas in clean and operable condition.
Operate within OSHA standards and company safety policies at all times.
Possess thorough knowledge of company policies.
Seek educational opportunities and self‑improvement for personal growth and development.
Be available to work on an on‑call basis.
Qualifications Driving Requirements:
Must have a valid driver’s license and the ability to drive to daily activities.
Education and/or Experience:
High school diploma or GED; or one to three years related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Registrations:
HVAC certification preferred; Certified Apartment Maintenance Technician (CAMT) recommended; Fair Housing Certification required within 14 days of hire.
Equipment and Tools Required to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of tools such as wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
Physical Demands Physical demands described include standing; using hands to finger, handle, or feel; reaching with hands and arms; walking, climbing or balancing; talking or hearing; sitting; stooping, kneeling, crouching, or crawling; smelling; lifting and/or moving 25 to 60 pounds and on rare occasions more than 100 pounds with assistance. Vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
