The Position We are seeking a people‑focused Leasing Consultant for our 55+ active adult community –
Affinity at Fort Collins . Through relationship selling, the Leasing Consultant will drive occupancy to meet short‑term and long‑term leasing goals and build strong rapport with prospective and current residents.
Responsibilities
Practice professional and relational leasing techniques by connecting with prospective residents through phone calls, emails, walk‑ins, and appointments.
Receive inbound phone/email inquiries, listen with intent, gather information, and build relationships to curate a personalized, “Affinitized” experience.
Ensure complete and accurate prospect information is collected, entered, and updated in the sales management system consistently.
Conduct an individualized tour experience tailored to each prospective resident’s needs and interests.
Perform daily, meaningful prospect follow‑up in accordance with Affinity expectations and standards through phone calls, personalized next steps, sales mail, notes, etc.
Coordinate creative follow‑up and engagement for depositors.
Maintain a community culture focused on enhancing residents’ way of life while providing excellent customer service and a supportive home environment.
Host and participate in onsite community events for residents and prospects.
Build meaningful strategic partnerships with local businesses, service providers, and senior housing communities.
Coordinate and participate in off‑site sales and marketing events for potential residents and strategic partners.
Use on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Execute marketing activities and events to generate traffic to the property, including prospect‑facing events, referral programs, outreach programs, online and social media marketing tools, and other property‑specific marketing plans, drives, and special programs.
Ensure all online advertisements and postings are accurate and up to date.
Quarterly evaluate and shop competitors to understand the competitive landscape and our strategic position.
Complete and maintain all documents required for resident and property files, including background/credit checks and liability insurance.
Observe the condition of grounds, buildings, and model apartment homes regularly and report irregularities or maintenance needs to the Community Director.
Comply with all company policies, procedures, and Fair Housing Laws.

Preferred experience in residential property management, retail, sales, or customer service.
Excellent communication skills; must be proficient in speaking, reading, and writing in English.
Strong computer skills, including MS Office, property management software (Yardi, On‑Site), and CRM solutions.
Willingness to work evenings and weekends as necessary.
High School diploma or equivalency certificate.
Valid driver’s license and insured, operable vehicle.

Competitive pay, $23–$25 (based on experience).

Pace of Work: great, multi‑tasking/pressure paced environment.
Driving: exposure to environmental and safety conditions related to operating a motor vehicle, including the possibility of bodily injury related to motor vehicle collisions.
