Responsibilities As the Maintenance Supervisor, you will oversee the entire maintenance process for the property, ordering supplies, diagnosing maintenance problems, and performing service requests while leveraging your background in HVAC, plumbing, electrical, and general carpentry.
Provides exemplary customer service to all residents, proactively solving issues.
Supervises the maintenance of the property’s physical condition.
Utilizes hand tools and power tools to participate in upkeep.
Oversees removal of debris and other objects from the property.
Responds to issues outside the normal work schedule when required.
Professional and timely responses to all work orders.
Ensures adherence to all company policies and procedures.
Performs all other duties as assigned.
Essential Job Functions
Supervises workflow for the service staff and delegates workload.
Meets and exceeds budget expectations for expenditures.
Orders supplies, materials, and tools as needed.
Diagnoses problems and repairs major appliances, HVAC, plumbing, electrical, general carpentry, pool care, and roof & gutter repairs.
Addresses landscaping and snow/ice removal issues.
Communicates effectively with residents and coworkers.
Performs service requests correctly and promptly.
Operates computers and other technology to access email and company software.
Executes Elmington's non‑negotiables for service work orders and vacant turn times.
Is a proven leader, forward thinker, innovative, and driven.
Performs all other duties as assigned.
Specific Education or Experience
Required:
Hold at least one of the following certifications; if not currently certified, obtain within 60 days of employment.
EPA Section 608 Certification (HVAC) – required for refrigerant work.
HVAC Certification – e.g., HVAC Excellence.
Preferred:
OSHA 10 or OSHA 30; CPO (Certified Pool Operator); plumbing or electrical licenses.
Physical Demands and Work Environment
Frequently sit, stand, and walk; often talk or hear.
Frequently use hands or fingers to handle tools.
Occasionally climb or balance, stoop, kneel, crouch, or crawl.
Occasionally lift and/or move up to 75 pounds.
Vision: close, distance, peripheral, adjust focus.
Noise level moderate to high; temperature moderate, can withstand seasonal cold and heat outdoors.
Travel Requirements
Travel up to 10% of the time.
