The Role
The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Responsibilities

Your success and purpose are driven by the relationships that you build within your communities including vendor partners, regulatory and social services partnerships. This Includes adopting a collaborative approach to create consistent favorable circumstances that foster success and effectiveness for the Organization and the communities. An Authentic Attitude - Consistently demonstrate an open and professional attitude and approach when accessing and resolving resident and staff concerns. This Includes, but Is not limited to, seeking resources throughout the organization via the organizations\' support services and senior leadership. An Approach that is positive and Professional - Consistently demonstrate an approach of active listening and understand that your participation and support are integral to the success of Avanath, ensuring that each resident and staff feel seen, heard and valued as you and the staff work to resolve challenges. Qualifications
At least 3 years of multifamily property maintenance experience. One year of supervisory experience required. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required. HVAC and CPO certifications are highly desired. Valid Driver’s License. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on-call and weekend work. Key Accountabilities
Resident Relations & Customer Service: Demonstrates customer service skills by treating residents and others with respect, answering questions, responding to complaints about maintenance services, and handling work orders with efficiency and urgency. Projects a favorable image of the community and ensures consistency, follow-up, and follow-through in dealing with residents. Enforces community policies delegated by the Community Manager and completes work orders including diagnosis, repairs, and routine upkeep in accordance with policies, safety standards, and code requirements. Maintenance Management: Coordinate, schedule and respond to resident/management requests and work orders. Ensure repairs and replacements for common areas and units. Support cost-control by fixing rather than replacing when possible, inspect grounds and buildings daily to identify hazards, manage inventory, maintain preventative maintenance programs, and supervise maintenance staff and safety compliance. Adherence to Property Management Rules, Regulations and Guidelines: Practice safety techniques, comply with safety and risk-management policies, monitor regulatory compliance, and conduct business in accordance with policies including Fair Housing, Americans with Disabilities Act and other laws related to the apartment industry. Physical Demands & Working Conditions: Essential staff responsibilities, potential on-call and inclement weather work, frequent standing/walking, working at elevated sites, and travel to sister communities as needed.
