Job Description Summary This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Weekends are required.

Essential Responsibilities

Conduct all sales and leasing activities to reach community revenue and occupancy goals, greeting and qualifying prospects, conducting tours, processing applications, credit screening, criminal background checks, and preparing lease and move‑in packages.

Inspect apartments prior to move‑in, ensuring move‑in ready condition and coordinating maintenance of outstanding items.

Stay informed of current market and competitor conditions, developing short‑ and long‑term marketing plans, and following company policies on concessions and specials to boost occupancy.

Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools, and community‑specific campaigns.

Use on‑site property management software (e.g., OneSite, Yardi) to track availability, record leasing activities, manage resident and prospect data, and capture demographic information.

Ensure that show units meet company standards for quality, communicating maintenance needs to the team, merchandising units, and preparing the leasing office for daily activities.

Follow up with prospects and new residents to ensure satisfaction, sending emails, thank‑you notes, and making calls to finalize decisions.

Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely execution of renewal documents.

Respond quickly and courteously to resident and owner concerns, resolving problems or documenting and conveying requests to appropriate individuals.

Required Licenses or Certifications

All licenses and certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties, attend training, or business meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

Compensation The hourly range for this position is \$23.00 – \$25.00.

Additional compensation may include bonus programs (quarterly or annual for corporate positions; weekly, monthly, or quarterly for onsite positions) based on individual and company performance.
