Position Overview and Responsibilities
The Incumbent filling this position will be required to perform a variety of maintenance functions, to the buildings and their heating and air conditioning systems. This requires mechanical, plumbing, and electrical experience as well as general maintenance background. Specific duties include routine minor mechanical maintenance and preventative maintenance of equipment in this building.
Duties and Responsibilities
Perform preventive maintenance on plumbing, electrical, heating, air conditioning and ventilating equipment.
Visually inspect all equipment daily; report any unusual wear or noise to supervisor that same day.
Provide scheduled preventive maintenance (oiling, greasing, filter changing, adjusting belts, etc.) as scheduled.
Complete all specified preventive maintenance tasks assigned each week and report all time and materials used in each work order.
Keep track of inventory parts on hand for all repairs and/or replacement; request parts on an as‑needed basis.
Calibrate, adjust, and repair temperature devices.
Fill out work‑orders for all calls and equipment repairs; work orders are required for any maintenance activity performed on equipment other than scheduled maintenance.

Maintain mechanical rooms and equipment in immaculate condition.
Perform minor building repairs, including replacing ballasts and lamps; repair/replace locks and door closures; perform plumbing, pipe fitting, welding, and electrical repair and maintenance. Also repair and replace toilet fixtures and lavatories, faucets, faucet washers, etc.
Possess working knowledge of Customer Work Order System, Building Automation System and Building Evacuation processes.
Have a complete understanding and working knowledge of all safety procedures and regulations.
Adhere to safety awareness policies in the workplace, view safety videos when presented and attend required safety meetings; practice lessons learned daily to avoid accidents.
Maintain a good rapport with tenants, co‑workers, and supervisors; keep them informed of any unusual situations and be available to answer questions and requests.
Exhibit excellent public relations skills and courteous, respectful behavior at all times; professional image required to represent the department to the public and tenants.
Perform other related duties as required.

Minimum Qualifications
Two years of experience in theрийн maintenance and repair of buildings, plumbing or electrical or mechanical equipment; or vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720 classroom hours.
Additional background screening may be required by tenant agencies based on position assignments or access requirements.
Must be physically able to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch, work near loud noises and electrical equipment, work in basements, tight spaces, on rooftop, able to reach overhead, bend at the waist, kneel and crouch. Prolonged periods of time walking, standing, bending, climbing, and exerting sliders up to 30 pounds of force frequently.
Must be available after‑hours for callbacks or shift work at night, on weekends and state holidays when necessary-handed.
A valid driver’s license.
