General Description:
Responsible for maintaining and repairing the exterior and interior of the apartment complex buildings, systems, and fixtures, including HVAC, A/C, carpentry, electrical, windows, flooring, walls and doors.
Qualifications Education:
High school graduate or GED equivalency. EPA certification required.
Experience
At least three years in building and mechanical equipment maintenance or a similar function.
Thorough knowledge of equipment, machinery, and building systems (HVAC, electrical, plumbing) and ability to perform minor repairs.
Minimum three years supervising a maintenance team.
Abilities
Work in indoor and outdoor field environments; travel between sites and exposure to weather, noise, dust, grease, smoke, fumes, odor, gases, mechanical and electrical hazards.
Physical ability to walk, stand, sit, stoop, bend, kneel, crouch, climb ladders, lift and move moderate to heavy loads.
Knowledge and skilled use of hand tools.
Availability for on‑call rotation for emergency duty.
Must have dependable transportation, valid driver’s license, smartphone and proof of auto insurance.
Essential Job Functions / Responsibilities
Repair minor electricalOTION (switch, receptacle, fixture replacements).
Repair minor plumbing problems.
Perform minor carpentry and sheetrock repairs (patch holes, repair subfloors, cabinets).
Troubleshoot, diagnose, and repair minor appliance failures (dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples).
Monitor inventory of maintenance and cleaning supplies and facilitate accurate replacement orders.
Perform necessary repairs and make‑ready maintenance on vacant units; assist in painting interior units, clubhouse, laundry rooms, common areas and occupied units.
Implement a routine preventive maintenance schedule on all systems.
Continuously inspect property for safety hazards; correct immediately or advise supervisor.
Complete resident work orders and service requests.
Travelverture to suppliers to pick up parcels and supplies as directed.
Incorporate customer service in the performance of all job duties.
Perform other duties as assigned.
$500 Tool Allowance:
Paid in quarterly increments of $125.00.
